Project Description: (This is a matching funds project)
In response to the training needs of the new car dealers in the Northwest, the college is expanding the Professional
Automotive Training Center from the current 28,150 square feet to 50,065 square feet. This was initially proposed
as a two-phase expansion, with the 21,915 square foot expansion to include training “Quads” to meet the needs of
the automobile dealers, manufacturers, and students. With the two phases now combined into one project, the
expansion enhances program delivery and improves teaching space.
Square feet:
21,915 sf will be added to the existing 28,150 sf building, with the completed project being a 50,065 sf building.
Scope changes:
There have been several scope changes made to the project, which included an electrical upgrade to enhance service
to the building now and into the future, modifications to the old concrete footings, new water valve, existing scupper
modifications, added drop ceiling to one new classroom, asphalt paving patch, revised low voltage wiring, improved
HVAC controls, fire alarm upgrade, and an improved concrete floor finish.

Project Status and discussion of Critical Path for Construction:
With substantial funding already secured, the phasing of the project is no longer necessary, nor advisable. The
above schedule has been revised to reflect the merging of the two phases into one. It was decided to move back the
bid date to February 2009, with the timing calculated to provide the most competitive bid process, which can secure
the lowest price possible for the project. This strategy proved successful as the low bidder came in significantly
under the original MACC estimate. The project was completed a few weeks ahead of schedule. The identified
critical path items experienced no major problems.

Potential for Project Cost Overruns/Claims
There is currently a low probability for any cost overruns or claims resulting from this project.
Discussion of Project Quality
The project is not required to be built to LEED Silver standard, since the project will yield area additions to a
building that was never designed to address energy performance or facility sustainability. The original building was
donated to the College by the Shoreline College Foundation and the Puget Sound Automobile Dealers Association.
It is the intent of this project to build the additional square footage in the spirit of LEED, using sustainable materials,
implement energy efficient and sustainable building systems. The construction will meet or exceed all industry
standards for this type of construction. Over time, as elements of the original building (that are not part of this
current project) are replaced, the College intends to seek LEED EB (Existing Building) Silver standard certification.
