People credited with this unit standard are able to develop property descriptions of rural properties. Rural properties may include lifestyle blocks, arable or pastoral properties, horticultural properties, or specialised units. For assessment against this unit standard, candidates will also have access to the full REINZ Rules, which are available to members of REINZ. 4 Common Law judgements relating to the duties of an 'agent' may be applicable to this unit standard. 5 Assessment This unit standard will be assessed on the basis of evidence of demonstrated performance in the workplace or in simulated work situations designed to draw upon similar performance to that required in the workplace. Outcomes and evidence requirements Outcome 1 Develop property descriptions of rural properties. Range evidence is required of developing property descriptions for two different types of rural property. Evidence requirements 1.1 General descriptions of rural properties used in marketing, that include information from listing forms and valuation certificates, are developed in accordance with industry and company requirements. Range 1.2 including – features and characteristics of rural property; improvements; provision of essential services; titles, easements and covenants; requirements and provisions of territorial authorities; schools; shops; other services. Descriptions of properties covering agricultural and business aspects that may be used in the marketing of the rural property are developed in accordance with industry and company requirements. Range including but not limited to – contour, altitude, aspect, water, drainage, prevailing wind and shelter, sunshine hours, average temperature, shape of property, soil types, fertiliser levels and requirements, fencing, internal and external access, pests and disease, contamination, transport, infrastructure, productive and carrying capacities, financial performance for previous 2-3 years.
