This unit standard is for property managers in the commercial
property management sector of the real estate industry.
People credited with this unit standard are able to:
–
identify commercial and industrial property market needs,
requirements, and opportunities;
–
identify the potential of properties to meet market needs,
requirements, and opportunities, and prepare
management plans; and
–
identify and describe financial and other performance
objectives for properties.

Definitions
Client means the person on whose behalf an agent carries out real estate agency
work and is commonly known in the industry as a vendor or seller.
Common Law is also known as case law – judgements made by courts, rather than
laws written by parliament. Judgements relating to the duties of an ‘agent’ may be
applicable to this unit standard.

Industry requirements mean all actions must comply with relevant professional body
standards, legislation, codes of professional conduct and client care, and approved

Approved guides mean the two approved guides developed by the Real Estate
Agents Authority covering an agency agreement and a sale and purchase
agreement. These are available from http://www.reaa.govt.nz.
Economic considerations mean market conditions and the economic or business
activities of a country and any international influences that may be applicable.

Common Law judgements relating to the duties of an ‘agent’, property managers, or
body corporate secretaries may be applicable to this unit standard.

Assessment
a
This unit standard must be assessed on the basis of evidence of demonstrated
performance in the workplace or in simulated work situations designed to draw
upon similar performance to that required in the workplace.
b
Evidence must be presented of one management plan for a commercial
property and one management plan for an industrial property.

Outcome 1
Identify commercial and industrial property market needs, requirements, and opportunities.
Evidence requirements
1.1
Market needs, requirements, and opportunities are identified in order to
optimise the value of the property.
Outcome 2
Identify the potential of properties to meet market needs, requirements, and opportunities,
and prepare management plans.
Evidence requirements
2.1
The potential of properties to meet market needs is determined, consistent with
economic considerations.
2.2
Opportunities for developing the potential of the property are identified in
accordance with industry requirements.
2.3
Management plans recommending best utilisation of properties are prepared to
meet property owners’ requirements and to comply with legislation.
2.4
Management plans are discussed with and confirmed by property owners.
