NZQA registered unit standard 4683 version 6 Page 1 of 3 Title Complete contracts and obtain authorities to manage commercial and industrial properties Level 5 Purpose Credits 4 This unit standard is for property managers in the commercial property management sector of the real estate industry. People credited with this unit standard are able to: – identify client needs and specify proposed services for draft management contracts; and – complete accurate written management contracts with, and obtain in an ethical manner authorities from, property owners to manage commercial and industrial property on their behalf. Judgements relating to the duties of an ‘agent’ may be applicable to this unit standard. These are available from http://www.reaa.govt.nz. Client means the person on whose behalf an agent carries out real estate agency work and is commonly known in the industry as a vendor or seller. Reflecting back understanding means seeking to understand a speaker's idea, then offering the idea back to the speaker, to confirm the idea has been understood correctly. 3 Common Law judgements relating to the duties of an ‘agent’, property managers, or body corporate secretaries may be applicable to this unit standard. 4 Assessment This unit standard must be assessed on the basis of evidence of demonstrated performance in the workplace or in simulated work situations designed to draw upon similar performance to that required in the workplace. 5 Evidence must be presented of one management contract and authority in a commercial management context, and one management contract and authority in an industrial management context. Outcomes and evidence requirements Outcome 1 Identify client needs and specify proposed services for draft management contracts. Evidence requirements 1.1 Client needs, and services required, are confirmed with clients in discussions and negotiations in preparation for drafting of management contracts. 1.2 Rapport being built with the client, while demonstrating an understanding of ethical behaviour, to establish client needs is in accordance with industry requirements. Range 1.3 rapport building includes but is not limited to – showing interest in the client, questioning to understand client’s needs, listening and reflecting back understanding. Draft management contracts include proposal of services to meet client’s needs and are consistent with industry requirements. Outcome 2 Complete accurate written management contracts with, and obtain in an ethical manner authorities from, property owners to manage commercial and industrial property on their behalf.
