People credited with this unit standard are able to: – prepare general condition reports of properties for vendors; – report on the redevelopment potential of properties; and – demonstrate an understanding of the need to confirm that condition and redevelopment potential reports are accurate and legal. Outcomes and evidence requirements Outcome 1 Prepare general condition reports of properties for vendors. Evidence requirements 1.1 General condition reports are prepared and are clear and contain no misrepresentations or ambiguous statements. 1.2 Quantity and quality of information presented is relevant to the real estate context. Range 1.3 conciseness, extent of detail, collection of evidence. Conclusions are drawn which are consistent with the evidence presented. Outcome 2 Report on the redevelopment potential of properties. Evidence requirements 2.1 Reports on redevelopment potential are consistent with industry practice. Range including but not limited to – existing buildings, site less existing buildings. 2.2 Report on redevelopment potential outlines possible consents required from authorities for redevelopment work. 2.3 Quantity and quality of information presented is relevant to the real estate context. Evidence requirements 3.1 Need for confirmation of accuracy of reports by the salesperson is explained in terms of implications for salesperson and licensee. 3.2 Explanation includes the need to record the confirmation in terms of industry requirements.
