POSITION DESCRIPTION TITLE: FLSA STATUS: Maintenance Specialist Non-Exempt CATEGORY: GRADE: Classified F (Skilled Trades) JOB SUMMARY: Repair and maintain the District’s fire suppression systems, elevators, automatic/ handicap doors and building door hardware. Responsible to establish and maintain preventative maintenance for proper operation of life safety systems. ESSENTIAL FUNCTIONS: YEARLY PERCENT OF TIME 30% 1. Maintain fire suppression systems district wide and perform minor repairs as needed on fire panels, sprinkler systems, risers, fire hydrants, backflow preventers, stand alone systems, and portable fire extinguishers. Coordinate inspections of all fire systems and work with Fire Marshall for yearly inspections. Maintain and generate forms for city compliance certificates and generate requisitions for city fees. Recommend district wide fire system upgrades. 2. Oversee and repair elevator services for the district. Answer distress calls and assist in removing persons stuck in elevators; recommend district wide elevator upgrades. Coordinate yearly inspections with state inspector; generate all required forms to The Texas Department of Licensing and Regulations to receive state compliance certificate and generate requisitions for state fees. 25% 3. Maintain automatic doors and install service equipment district wide to include maintaining electronic and electric controls. Establish and maintain preventative maintenance logs and secure inventory of specialized tools and replacement parts. 20% 4. Inspect all door hardware and equipment to insure proper operation and compliance with handicap codes. Generate requisitions for window coverings, mini and vertical blinds, window film and glass repair. 10% 5. Research distributors and generate requisitions for purchase of uniforms and steel toe shoes for all Physical Plant employees. May oversee a small crew in the installation and repair of equipment. 10% 6. Skills/Abilities: Knowledge and understanding of fire prevention/suppression systems such as smoke, heat, photo sensors, risers, backflows, and fire hydrants. Knowledge of elevators, elevator controls and systems. Automatic door systems and PC boards, Ability to troubleshoot systems and be proficient in city, state and handicap codes. Good computer literacy, organizational and strong interpersonal/communication skills. Able to be on call 24 hours when needed. 2. Equipment Used: Multi meter, specialized meters and programs for automatic doors, fire panels, specialized tools for elevators, Mechanical tools, power tools, levels, ladders, and wire feed welding equipment, desk top computer, laptop computer. 3. Software Used: Auto-cad, Windows, Grainger, Stanley, Fike, Internet, e-mail, spreadsheets, and database.
