Baldwin Residential Real Estate Center for Real Estate Studies Baldwin Multi List Go to: http://cres.southalabama.edu for more data Report for the month of August, 2012 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County for August increased by 18.02 percent, from $220,271 in 2011 to $259,954, but decreased 0.11 percent from last month. The median sales price decreased by 7.58 percent from last month. The median sale prices in Eastern Shore, Central, South and Gulf Beach increased compared to last year. In the same time period, the average sales prices increased in Eastern Shore, Central, and Gulf Beach. The overall Baldwin County median sales price increased 3.83 percent from last year. Sales: Total sales in Baldwin County decreased from 362 in July to 346 in August, a 4.42 percent change. Sales from July decreased in North Baldwin, Eastern Shore, South, and Gulf Beach by 14.29 percent, 10.85 percent, 7.32 percent, and 1.64 percent, respectively. However, the sales in Central increased 53.33 percent compared to last month. The number of sales did increase slightly at 0.58 percent from last year’s August sales. Days on Market: Average days on the market for Baldwin County were 175 in August, an 8.02 percent increase compared to July, and a 12.94 percent decrease compared to last year. North Baldwin increased by 62.1 percent, from 124 in July to 201 in August and Gulf Beach increased 32.56 percent, from 155 to 205 days. Eastern Shore decreased from 160 to 152 or 5.0 percent, Central decreased from 193 to 184 or 4.66 percent, and South decreased from 177 to 153 or 13.56 percent from the month of July 2012 to August 2012. U.S.: The U.S. increased compared to May in sales, average sales price, median sales price, and inventory months supply. Compared to last year, the U.S. increased in all areas except a 28.6 percent drop for inventory months supply. Total sales rose from May by 3.3 percent and 5.2 percent from last year. The average sales price and median sales price grew 3.7 percent and 4.7 percent from May and 5.4 percent and 7.5 percent from last year. Overall Analysis: For the month of August, the Baldwin residential market showed increases in average sales price, median sales price, and number of sales compared to last year, but decreases in these areas compared to last month. The average days on the market decreased relative to last year, but increased compared to July.
