Baldwin County Residential Market

( Total, North, Eastern Shore, Central, South, Gulf Beach )

Prices: The average sales price in South for October increased 24.71 percent, from $119,754 in September to

$149,344. The overall average sales price decreased 4.09 percent from last month, but increased 4.60 percent from October, 2010. Median sale prices decreased in North Baldwin, Eastern Shore, and Gulf Beach by 52.50 percent, 7.24 percent, and 14.00 percent, respectively. Median sale prices increased in Central and South by

20.00 percent and 13.80 percent. The overall median sales price decreased 3.85 percent from last month and 7.41 percent from last year.

Sales: The total number of sales in Baldwin County fell from 315 to 283, or 10.16 percent. Sales in Eastern

Shore, Central, and South all decreased from September by 22.86 percent, 39.39 percent, and 7.89 percent, respectively. North Baldwin had a 0.0 percent change, selling 8 properties in both September and October. Gulf

Beach sales increased from 93 in September to 104 in October, or 11.83 percent.

Days on Market: Average days on the market for all Baldwin County increased from 180 in September to 186 in

October, a 3.33 percent change. North Baldwin declined 29.37 percent, falling from 252 days to 178. Central decreased by 14.02 percent, or from 214 to 184 in October, 2011. Gulf Beach dropped from 209 to 201 days, a change of 3.83 percent. South remained the same in September and October with 167 days each month. Eastern

Shore showed an increase of 25.68 percent.

U.S.: The number of homes sold in the U.S increased by 9.8 percent in August. The median sales price remained the same at $171,200, and the average sales price fell slightly to $219,500, a 0.4 percent change. The number of months required to sell the existing inventory decreased to 8.4, a change of 11.6 percent.

Overall Analysis: For the month of October, the Baldwin residential market showed an increase in average days on the market as well as an increase from October, 2010, by 19.23 percent. The average sales price, median sales price, and number of sales all showed decreases from September, 2011. However, the average sales price and number of sales both showed increases from October, 2010, by 4.60 percent and 10.12 percent, respectively.
