Baldwin Residential Real Estate Center for Real Estate Studies Baldwin Multi List Go to: http://cres.southalabama.edu for more data Report for the month of March 2011 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County for March decreased 13.28 percent to $191,324. The median sales price decreased 14.70 percent to $150,000. Median sale prices in the Central Area rose 18.53 percent, Eastern Shore fell 3.01 percent, and Gulf Beach decreased 13.14 percent. The South decreased 10.86 percent to $88,250, and North decreased 26.37 percent. Sales: Sales for the whole county rose 84 to 380, or 28.38 percent. They rose 41.67 percent to 34 in the Central area, 33.33 percent in the South, 20.93 percent on the Eastern Shore, and 1.92 percent for Gulf Beach. In the North, sales decreased by 9.09 percent Days on Market: Average days on the market for the whole county decreased from 189 in February to 176 in March. The North decreased by 84 to 101, by 29 to 160 on the Eastern Shore, and by 26 to 150 in the Central area. In the South, this number increased 4.91 percent, and rose three percent in Gulf Beach. U.S.: The number of homes sold in the U.S. decreased by 29.5 percent in January. The median sales price fell 6.5 percent to $157,900, and the average sales price fell to $205,800. The number of months required to sell the existing inventory decreased to 7.5. The National Association of Realtors recommends a 6 to 8 month range for a healthy market. In general, the Baldwin residential market still reflects a national trend. The Central area shows a modest increase in the median sales price, and the number of sales for the county increased by 28.38 percent.
