Baldwin Residential Real Estate Center for Real Estate Studies Baldwin Multi List Go to: http://cres.southalabama.edu for more data Report for the month of April, 2012 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County for April increased by 5.06 percent, or from $222,565 in March to $233,816. The median sales price increased by 11.25 percent to $185,000. Compared to last month, average sale prices increased in Eastern Shore, Central, and South by 2.80 percent, 10.85 percent, and 23.94 percent, respectively. Average sale price decreased in North and Gulf Beach by 36.59 percent and 0.44 percent, respectively, in April, 2012. Sales: Total sales in Baldwin County increased from 318 to 343, a 7.86 percent change. Sales in Gulf Beach increased 13.18 percent compared to March, having a total of 146 sales in April. Sales in Eastern Shore increased by 9 sales, resulting in a 9.18 percent change. Central sales increased by 2 sales in the same period, and North Baldwin sales decreased by 50.00 percent, having 6 sales in April. Days on Market: Average days on the market for Baldwin County were 174, a 2.25 percent decrease compared to March and an 11.22 percent decrease compared to April, 2011. North Baldwin decreased by 51.11 percent, falling from 225 days to 110. Gulf Beach decreased by 19.51 percent, having an average of 165 days for April. South increased from 126 days to 178, a 41.27 percent change. Eastern Shore increased by 19 days and Central increased by 7 days. U.S.: Total sales in the U.S. increased by 13.4 percent in February, 2012. The average sales price and median sales price declined by 0.3 percent, compared to January. The number of months required to sell the existing inventory decreased to 6.3 in February, a change of 26.7 percent from the previous month. Overall Analysis: For the month of April, the Baldwin residential market showed increases in average sales price, median sales price and number of sales, and a decrease in average days on the market. The largest increase in sales occurred in Gulf Beach and the largest increase in median sales price occurred in Central Baldwin.
