Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://creed.southalabama.edu for more data Report for the month of October, 2013 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County decreased 3.86 percent from $261,509 in September to $251,415 in October. Compared to last year, average sales price increased by 7.40 percent. Median sales price decreased 3.34 percent from last month and increased 10.47 percent from last year. Median sales price increased in South and Gulf Beach by 0.42 percent and 7.67 percent, respectively, and decreased in North Baldwin, Eastern Shore, and Central by 3.61 percent, 15.35 percent, and 10.49 percent, respectively, relative to September. Sales: Total sales in Baldwin County decreased 13.12 percent from last month’s sales and increased 7.47 percent from last year. Sales increased in Eastern Shore by 5.66 percent compared to September. Compared to last year, sales increased in the following areas: Eastern Shore by 17.89 percent and Gulf Beach by 21.15 percent. Days on Market: Average days on the market between September and October, 2013, fell from 162 to 157 days, or 3.09 percent. Between October, 2012, and October, 2013, average days declined from 184 to 157 days, or 14.67 percent. Compared to September, North Baldwin decreased 9.09 percent, Eastern Shore decreased 14.12 percent, Central decreased 15.09 percent, South increased 6.67 percent, and Gulf Beach increased 7.10 percent. U.S.: U.S. sales decreased 0.2 percent from July to August, 2013. Compared to last year, U.S. sales rose 8.8 percent. Average sales price decreased 0.9 percent from last month, and increased 10.1 percent from last year. Median sales price decreased 1.3 percent from July, and increased 13.4 percent relative to last year. The inventory month’s supply fell 2.0 percent from last month and 18.3 percent from last year. Overall Analysis: For the month of October, the Baldwin residential market showed higher sales with decreased sales price and average days on the market. Gulf Beach had the highest year-to-date increase in number of sales and median sales price and Eastern Shore had the highest year-to-date decrease in average days on the market.
