Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County decreased 3.99 percent from $216,830 in January to $208,183
in February. Compared to last year, the average sales price fell by 7.68 percent. The median sales price decreased
by 2.97 percent from last month and 5.88 percent from last year. The average sales price in South Baldwin grew
relative to last month, but the other areas decreased. In the same time period, the median sales price increased in
Eastern Shore & Central by 10.35 percent & 15.68 percent, respectively.
Sales: Total sales in Baldwin County increased 17.96 percent from last month’s sales and rose 9.06 percent from
last year. Sales from last month increased in all areas: North Baldwin by 100 percent, Eastern Shore by 10
percent, Central by 42.11 percent, South by 3.7 percent, and Gulf Beach by 22.97 percent. The sales compared to
last year increased by the following: North Baldwin by 300 percent, Eastern Shore by 26.92 percent, and Central
by 28.57 percent. Gulf Beach decreased by 14.15 percent and South remained the same from last year.
Days on Market: Average days on the market for Baldwin County increased 8.77 percent from last month from
171 days to 186 days and rose 3.91 percent from last year from 179 days to 186 days. Compared to December,
North Baldwin decreased 8.53 percent, Eastern Shore increased 5.63 percent, Central fell 7.55 percent, South
rose 7.93 percent, and Gulf Beach increased 15.87 percent.
U.S.: The U.S. increased 7.2 percent in sales from December 2011 to December 2012. Compared to November,
the U.S. sales dropped 6.7 percent. The average sales price increased 2.7 percent from last month, & 10.1 percent
from last year. The median sales price rose 1.9 percent from November to December, & grew 11.1 percent
relative to last year. The inventory months supply dropped last month & year by 15.1 percent & 29.7 percent.
Overall Analysis: For the month of February 2013, the Baldwin residential market showed increases in the
number of sales and the average days on market compared to January and compared to February 2012. The
average sale price and the median sale price decreased for the same time periods.
