Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://creed.southalabama.edu for more data Report for the month of May, 2015 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County increased 2.19 percent, or from $267,230 in April to $273,087 in May. Compared to last year, average sales price increased 4.89 percent. Median sales price increased 2.33 percent from last month, and increased 8.40 percent from last year. Since last year, the largest increase in average sales price was 10.03 percent in Gulf Beach. During the same time period, the largest increase in median sales price was in Central Baldwin with 30.0 percent. Sales: Total sales in Baldwin County increased from 504 to 528 sales, or 4.76 percent since last month. The largest increase since the previous month was 27.33 percent in Eastern Shore, or from 161 to 205 sales. Compared to last year, the largest increase in sales was in Central Baldwin with a 50.0 percent change in number of sales. Days on Market: Average days on the market between April and May increased from 157 to 172 days, or 9.55 percent. Since last year, average days increased 13.16 percent. Compared to April, average days on the market increased in Gulf Beach and Eastern Shore by 14.88 percent and 13.79 percent, respectively. U.S.: U.S. sales increased 37.3 percent from February, 2015 to March, 2015. Compared to last year, total sales increased from 355,000 to 405,000. Average sales price increased by 3.4 percent since February, and increased by 4.7 percent from the previous year. Median sales price increased 4.4 percent from February, and increased by 7.1 percent relative to last year. The inventory month’s supply decreased 2.1 percent from the previous month. Overall Analysis: For the month of May, the Baldwin residential market showed increases in average sales price, median sales price, the number of sales, and the average days on the market. Per the latest national housing statistics, the U.S. market in March showed increases in sales, average sales price, median sales price, while inventory month’s supply decreased 2.1 percent since the previous month.
