Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County decreased 0.82 percent from $233,369 in October to $231,465
in November. Compared to last year, the average sales price rose by 16.01 percent. The median sales price
increased by 10.44 percent from last month & 19.84 percent from last year. The average sale prices in Eastern
Shore, Central, & South grew relative to last month. In the same time period, the median sales price increased in
Eastern Shore, Central, South, & Gulf Beach. The median & average sales prices rose in all areas from last year.
Sales: Total sales in Baldwin County decreased 11.76 percent from last month’s sales, but increased 1.12 percent
from last year. Sales from last month decreased in North Baldwin, Eastern Shore, Central, South, and Gulf Beach
by 10 percent, 6.38 percent, 40.63 percent, 1.49 percent and 14.56 percent, respectively. The sales decreased in
all areas compared to last year except the sales rose by 29.41 percent in South.
Days on Market: Average days on the market for Baldwin County were 153 in November, a decrease from last
month and last year at 17.3 percent and 19.47 percent. Average days on the market decreased in all areas from
October 2012 to November 2012 by the following: North Baldwin at 45.76 percent; Eastern Shore at 7.14
percent; Central at 28.83 percent; South at 6.67 percent; and Gulf Beach at 27.54 percent.
U.S.: The U.S. decreased 21.8 percent in sales from August to September. Compared to last year, the U.S. sales
increased 0.8 percent. The average sale price decreased 2.8 percent from last month, but increased 6.5 percent
from last year. The median sale price dropped 3.6 percent from August to September, but increased relative to
last year. The inventory months supply decreased from last month and year by 6.7 percent and 32.5 percent.
Overall Analysis: For the month of November, the Baldwin residential market showed increases in average sales
price, median sales price, and number of sales compared to last year. Relative to last month, the median sales
price, number of sales, and average days on market decreased, but the median sales price increased.
