Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County decreased 2.80 percent, or from $267,425 in June to $259,946
in July. Compared to last year, average sales price increased 7.43 percent. Median sales price decreased 4.57
percent from last month, but increased 9.38 percent from last year. Since last year, the largest increase in average
sales price was 33.73 percent in North Baldwin. During the same time period, the largest increase in median sales
price was also in North Baldwin with 35.70 percent.
Sales: Total sales in Baldwin County decreased from 534 to 531 sales, or 0.56 percent since last month. The
largest increase since the previous month was 12.77 percent in South Baldwin, or from 94 to 106 sales.
Compared to last year, the largest increase in sales was in Central Baldwin with a 105.0 percent change in
number of sales.
Days on Market: Average days on the market between June and July did not change from 154 days. Since last
year, average days increased 1.32 percent. Compared to June, average days on the market increased in North
Baldwin and Eastern Shore by 38.94 percent and 4.35 percent, respectively.
U.S.: U.S. sales increased 10.2 percent from April, 2015 to May, 2015. Compared to last year, total sales
increased from 473,000 to 495,000. Average sales price increased by 3.4 percent since April, and increased by
5.2 percent from the previous year. Median sales price increased 4.7 percent from April, and increased by 8.0
percent relative to last year. The inventory month’s supply decreased 1.9 percent from the previous month.
Overall Analysis: For the month of July, the Baldwin residential market showed decreases in average and
median sales price, the number of sales, while there was no change in average days on market. Per the latest
national housing statistics, the U.S. market in May showed increases in sales, average sales price, median sales
price, and inventory month’s supply decreased 1.9 percent since the previous month.
