Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://creed.southalabama.edu for more data Report for the month of February, 2015 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County increased 7.63 percent, or from $243,761 in January to $262,361 in February. Compared to last year, average sales price decreased 3.35 percent. Median sales price increased 13.37 percent from last month, and increased 11.58 percent from last year. Since last year, the largest increase in average sales price was 24.44 percent in South Baldwin. The two regions with decreases in median sales price during the same time period were Central Baldwin with 0.60 percent and Gulf Beach with 14.38 percent. Sales: Total sales in Baldwin County increased from 305 to 343 sales, or 12.46 percent since last month. The largest decrease since the previous month was 36.00 percent in Central Baldwin, or from 25 to 16 sales. Compared to last year, the largest increase in sales was in North Baldwin with a 25.00 percent change in number of sales. Days on Market: Average days on the market between January and February increased from 163 to 173 days, or 6.13 percent. Since last year, average days increased 7.45 percent. Compared to January, average days on the market increased in Central Baldwin and Eastern Shore by 132.20 percent and 9.62 percent, respectively. U.S.: U.S. sales increased 17.7 percent from November to December, 2014. Compared to last year, total sales increased 6.7 percent. Average sales price increased by 0.4 percent since November, and increased by 3.3 percent from the previous year. Median sales price increased 0.5 percent from November, and increased by 5.3 percent relative to last year. The inventory month’s supply decreased 12.0 percent from the previous month. Overall Analysis: For the month of February, the Baldwin residential market showed increases in the average sales price, the median sales price, number of sales, and average days on the market. Per the latest national housing statistics, the U.S. market in December showed increases in sales, average sales price, and median sales price, while inventory month’s supply decreased 12.0 percent since the previous month.
