Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://creed.southalabama.edu for more data Report for the month of August, 2015 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County decreased 5.42 percent, or from $259,946 in July to $245,847 in August. Compared to last year, average sales price decreased 2.52 percent. Median sales price decreased 3.43 percent from last month, but increased 5.63 percent from last year. Since last year, the largest increase in average sales price was 31.70 percent in Central Baldwin. During the same time period, the largest increase in median sales price was also in Central Baldwin with 17.06 percent. Sales: Total sales in Baldwin County decreased from 531 to 470 sales, or 11.49 percent since last month. The largest decrease since the previous month was 33.33 percent in North Baldwin, or from 12 to 8 sales. Compared to last year, the largest increase in sales was in South Baldwin with a 35.71 percent change in number of sales. Days on Market: Average days on the market between July and August decreased from 154 in July to 152 days in August. Since last year, average days decreased 6.75 percent. Compared to July, average days on the market increased in North Baldwin and South Baldwin by 21.02 percent and 13.51 percent, respectively. U.S.: U.S. sales increased 15.6 percent from May, 2015 to June, 2015. Compared to last year, total sales increased from 506,000 to 572,000. Average sales price increased by 2.6 percent since May, and increased by 4.5 percent from the previous year. Median sales price increased 3.2 percent from May, and increased by 6.4 percent relative to last year. The inventory month’s supply decreased 3.9 percent from the previous month. Overall Analysis: For the month of August, the Baldwin residential market showed decreases in average and median sales price, the number of sales, and in average days on market. Per the latest national housing statistics, the U.S. market in June showed increases in sales, average sales price, median sales price, while showing a decrease of 3.9 percent in inventory month’s supply since the previous month.
