Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County increased by 1.25 percent, or from $257,269 in April to
$260,491 in May. Compared to last year, average sales price increased 4.75 percent. Median sales price
decreased 0.83 percent from last month and increased 7.37 percent from last year. Since last year, the two largest
increases in average sales price were 30.54 percent in South Baldwin Co. and 8.17 percent in North Baldwin Co.
These two regions also had the two largest increases in median sales price during the same time period with 32.83
percent in South Baldwin Co. and 40.89 percent in North Baldwin Co.
Sales: Total sales in Baldwin County increased from 386 to 457 sales, or 18.39 percent since last month’s sales
and decreased 7.11 percent from last year. The largest increase since the previous month was 62.50 percent in
North Baldwin, or from 8 to 13sales. Compared to last year, Eastern Shore the largest decrease in sales was in
Central Baldwin with a 29.03 percent decrease in number of sales.
Days on Market: Average days on the market between April and May decreased from 169 to 154 days, or 8.88
percent. Since last year, average days decreased 10.98 percent. Compared to April, average days on the market
increased in Central and South Baldwin, by 60.0 and 6.83 percent, respectively.
U.S.: U.S. sales increased 25.9 percent from February to March, 2014. Compared to last year, sales decreased 8.3
percent. Average sales price increased by 3.5 percent since February, and increased by 5.0 percent from the
previous year. Median sales price increased 4.5 percent from February, and increased by 6.9 percent relative to
last year. The inventory month’s supply increased by 2.0 percent from the previous month.
Overall Analysis: For the month of May, the Baldwin residential market showed increases in average sales price
and number of sales and decreases in median sales price and average days on the market. Per the latest national
housing statistics, the U.S. market in March showed an increase in sales, average sales price, median sales price,
and inventory month’s supply since the precious month.
