Compared to last year, average sales price increased 4.16 percent. Median sales price increased 6.83 percent from last month, and increased 6.47 percent from last year. Since last year, the largest increase in average sales price was 57.73 percent in North Baldwin. During the same time period, the largest increase in median sales price was also North Baldwin with 66.12 percent. Sales: Total sales in Baldwin County increased from 484 to 493 sales, or 1.86 percent since last month. The largest increase since the previous month was 16.67 percent in North Baldwin, or from 12 to 14 sales. Compared to last year, the largest increase in sales was in North Baldwin with a 75.00 percent change in number of sales. Days on Market: Average days on the market between March and April decreased from 166 to 153 days, or -7.83 percent. Since last year, average days decreased 7.83percent. Compared to March, average days on the market increased in North Baldwin and Central Baldwin by 42.11 percent and 9.33 percent, respectively. U.S.: U.S. sales increased 5.0 percent from January, 2015 to February, 2015. Compared to last year, total sales increased to 295,000. Average sales price increased by 0.8 percent since January, and increased by 4.7 percent from the previous year. Median sales price increased 2.2 percent from January, and increased by 7.2 percent relative to last year. The inventory month’s supply increased 2.2 percent from the previous month. Overall Analysis: For the month of April, the Baldwin residential market showed an increase in the number of sales, average sales price, and median sales price, while showing a decrease in average days on the market. Per the latest national housing statistics, the U.S. market in February showed increases in sales, average sales price, median sales price, and inventory month’s supply increased 2.2 percent since the previous month.
