Primary goals of this project includes increasing the number of classroom, lab spaces, and faculty to accommodate immediate and anticipated future growth, integrating technology throughout the facility, providing adequate space for computer labs and engineering technology labs, and providing for student life and activities on campus. This building on the campus will help reduce the space shortages as well as improving student opportunities to receive a more comprehensive education. In conjunction, 6,500 square feet of Information Commons is intended to provide technology access for students without personal computers. The Commons is a Matching Funds project. The present project phase is to complete the punch list and closeout items. At this time the General Contractor has requested to be compensated for extended overhead impacts and pending Change Orders. This request brings the total impact to be $1,328,493 E&AS has engaged their contracts specialist to resolve the issue. At present the undisputed entitlements have been approved for payment. The next phase will be to negotiate the disputed amount of approximately $340,000. 2 Discussion of Project Quality The City of Tacoma has inspected and approved the project and has released a Temporary Certificate of Occupancy. Obtaining the Final Certificate of Occupancy is contingent on completing a few remaining code related items. The Commissioning agent has reviewed the entire project. The agent has not yet approved the project. There are HVAC and electrical items that need to be resolved. In general, the project installation quality is of average quality.
