Reportable Positions Nil The Asset Maintenance Officer is responsible for the asset management and planned maintenance of housing stock that delivers increased asset values. To plan and track, maintenance using the Geographic Information System management (Chintaro) and provide routine reports to the Board of Management. Qualifications Extensive applied knowledge and skills in asset management and maintenance of housing stock in accordance with the building code and regulations. Tertiary qualifications in Property or Construction and surveying skills would be desirable. A minimum requirement is a builder’s licence with extensive building maintenance experience and a high level of competency in the use of Microsoft Outlook, Excel and Word and the use of Chintaro System or equivalent. Current SA drivers licence. Develop, implement and maintain building maintenance asset management systems to ensure that projects and maintenance programmes are planned, scheduled and completed on time and within budget. Provide4 initiative and innovative solutions characterised by professionalism and decisiveness in dealing with issues faced by the programme. Standard Measures Develop Asset Management Technical Support Document1 Continue to develop maintenance and asset management systems, processes and forms which are compliant and continually reviewed and monitored. Annual building maintenance projects and routine maintenance plans are identified, scheduled and reported routinely. Maintain work activities within budget and provide advise on how to structure the finance and giving to building maintenance projects. Ensure that quality professional asset management and building maintenance advice is provided to management, Boards and Committees. Maintain defined communication strategies to all relevant parties. Provide timely advice with recommendations and practical decision making which is accurate and informative and made with The Salvation Army mission and ministry context. Manage the achievement of the annual performance objectives set for the position. Advise the Director of RSH in developing and maintaining long-term financial plans for infrastructure and services. Collect and analyse data relating to RSH infrastructure and services. Identify industry trends and opportunities for efficiencies and growth. Establish and maintain productive network of relationships with relevant government agencies and regulators Obtain advice from property and land professionals where appropriate and with prior approval from the Director of RSH, including: asset management, property consultants, building consultants and property lawyers. Develop proposals and recommendations for improved systems and services for asset management. Maintain accurate and timely communication with Tenancy Officers. Regular communication with Rent and Finance Officer. Deliver timely maintenance services prioritised Negotiate response time for maintenance priorities in accordance with available resources and critical need.
