People credited with this unit standard are able to:

Definitions
Common Law is also known as case law – judgements made by courts, rather than
laws written by parliament. Judgements relating to the duties of an ‘agent’ may be
applicable to this unit standard.
Industry requirements mean all actions must comply with relevant professional body
standards, legislation, codes of professional conduct and client care, and approved
guides. Legislation is available from http://www.legislation.govt.nz and codes of
professional conduct and client care, and approved guides are available from
http://www.reaa.govt.nz.
Approved guides mean the two approved guides developed by the Real Estate
Agents Authority covering an agency agreement and a sale and purchase
agreement. These are available from http://www.reaa.govt.nz.
Performance codes are available from commercial real estate companies and from
the Property Institute of New Zealand.

Client means the person on whose behalf an agent carries out real estate agency
work and is commonly known in the industry as a vendor or seller.
Management contracts mean the specific management contracts drafted by a
property manager to manage a property on behalf of a landlord.

Common Law judgements relating to the duties of an ‘agent’, property managers or
body corporate secretaries may be applicable to this unit standard.

Assessment
This unit standard must be assessed on the basis of evidence of demonstrated
performance in the workplace or in simulated work situations designed to draw upon
similar performance to that required in the workplace.

Evidence must be presented of reporting on the performance of two different
commercial properties.
Outcomes and evidence requirements
Outcome 1
Calculate investment performance and other performance results.
Range
investment performance includes – cost of borrowing, fixed charges, non-fixed
charges such as insurance;
other performance results may include but are not limited to – operating
expenses, internal maintenance.
Evidence requirements
1.1
Revenues and expenses are analysed and net incomes for reporting periods
are calculated, in accordance with generally accepted accounting practices.
1.2
Net incomes in relation to investment are calculated, in accordance with
generally accepted accounting practices.
1.3
The performance criteria are determined in accordance with the company's
performance codes.
Range
1.4
includes but is not limited to – land value to improvements, net
income to debt servicing, occupancy rates, vacancy percentages,
initial yield, market yield, equity yield, leverage, return on
investment/capital employed, discounted cashflows.
Processes and procedures used are consistent with performance codes.

Evidence requirements
2.1
Reporting of financial and other results to clients, and planning for subsequent
periods, are completed in keeping with management contracts and performance
codes.
2.2
The report is structured in a logical and relevant order and the quantity and
quality of information presented is relevant to the commercial property
management context and client and industry requirements.
