The Mobile Residential Market
Prices: The average sales price decreased slightly from $114,866 in February, 2012 to $114,583 in March, a 0.25 percent
change. The median sales price increased, however, by 10.47 percent – from $85,000 to $93,900.
Sales: The number of sales greatly increased by 43.04 percent from February. The number of sales in the $0-$99,999
range increased from 138 to 175, a 26.81 percent change. Eighty-one sales occurred in the range of $100,000 -$149,000,
an increase of 131.43 percent from only 35 sales in February, 2012. The sales in the $150,000-$199,000 range also saw a
large increase of 75.0 percent, or 21 more sales. The number of sales in the $200,000-$299,999 range was 23, which was a
decrease by 4 sales, or 14.81 percent, compared to last month.
Volume: Of the 339 total sales in March, 305 sales were under $200,000, comprising 89.97 percent of the entire market.
Six sales occurred in the $300,000-$499,999 range, which increased by one sale since the previous month. Thus, 96.76
percent of all sales in March, 2012, were below $300,000.
Month’s-to-Sell Inventory: The average number of months to sell the existing inventory of properties in March
decreased from 12.93 in February to 8.73, a 32.48 percent change. Compared to March of last year, there was a decrease
by 25.19 percent, from 11.67 to 8.73 in March, 2012.
U.S.: The latest figures for the U.S. market in January showed a decrease of 25.5 percent in sales from December, 2011,
and showed a 5.3 percent decrease compared to January of last year. The average sales price decreased to $200,900,
which resulted in a 4.1 percent change. The median sales price decreased by 4.7 percent in January, from $162,200 to
$154,600. The inventory month’s supply was 6.0 months in January, a 6.3 percent decrease from December, 2011, and a
22.1 percent decrease from January, 2011.
Overall Analysis: For the month of March, the Mobile housing market showed an increase in number of sales by 43.04
percent compared to February. Median sales price also increased in March by 10.47 percent. However, average sales price
and month’s inventory each showed decreases of 0.25 percent and 32.48 percent, respectively, in March, 2012.
