The median sales price increased from $97,000 to $105,500 in the same period, or by 8.76 percent. Sales: The number of sales in February increased by 11.52 percent from January, having a total of 271 sales. Compared to last year, total sales decreased by 4.58 percent, or from 284 to 271 sales. Volume: Of the 271 total sales, 232 sales were under $200,000, representing 85.61 percent of the entire market. In February, 2013, sales under $200,000 represented 84.59 percent of total sales. Compared to February, 2013, sales in the $200,000-$299,999 range decreased by 22.58 percent, or from 31 to 24 sales. In the same time period, sales in the $300,000-$499,999 range increased by 27.27 percent, or from 11 sales to 14 sales in February, 2014. Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in February decreased by 11.02 percent, or from 11.43 in January to 10.17 in February. Compared to last year, the month’s inventory decreased by 2.96 percent, or from 10.48 to 10.17 in February, 2014. U.S.: The U.S. market in December showed a 6.9 percent increase in sales from November. Average sales price increased from $243,600 to $246,700, a 1.3 percent change. Median sales price increased by 1.1 percent, or from $195,500 to $197,700. Inventory month’s supply decreased from 5.1 to 4.6, a 9.8 percent change. Compared to December, 2012, median sales price increased by 9.7 percent, or from $180,200 to $197,700. Overall Analysis: For February, the Mobile housing market showed increases in average sales price, median sales price and number of sales since January. Per the latest national housing statistics, the U.S. market in December showed an increase in sales, average sales price, and median sales price while inventory month’s supply decreased.
