Mobile County Residential Market
Prices: For the month of March, 2013, the average sales price increased from $115,946 in February to $123,860, a 6.60
percent change. The median sales price increased from $91,900 to $100,000 in the same period, showing an increase by
8.81 percent.
Sales: The number of sales in March increased by 25.70 percent since February, having 357 sales. Compared to March,
2012, total sales increased by 5.00 percent, or from 340 sales to 357 sales in March, 2013.
Volume: Of the 357 total sales, 300 sales were under $200,000, representing 84.03 percent of the entire market. Of the
300 sales that were under $200,000, 59.00 percent of those sales occurred in the $0-$99,999 range. Sales in the $100,000$149,999 range increased by 68.00 percent, or from 50 to 84 sales in March, 2013. Compared to March, 2012, sales in the
$200,000-$299,999 range increased by 78.26 percent, or from 23 sales to 41 sales in March, 2013.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in March decreased
by 19.39 percent, or from 10.21 in February to 8.23. Compared to March, 2012, the month’s inventory decreased by 8.66
percent, or from 9.01 to 8.23 in March, 2013.
U.S.: The U.S. market in January showed a 22.2 percent decrease in sales from December. The average sales price
decreased from $230,600 to $218,300, a 5.3 percent change. The median sales price also decreased by 5.3 percent, or
from $180,200 to $170,600. The inventory month’s supply decreased by 4.4 percent. Compared to January, 2012,
inventory month’s supply decreased by 30.6 percent, or from 6.2 to 4.3.
Overall Analysis: For March, the Mobile housing market showed increases in number of sales and sales price since
February. Month’s inventory decreased by 19.39 percent. Compared to the previous year, there were more higher-priced
sales in March, 2013. Sales increased by 78.26 percent in the $200,000-$299,999 range since March, 2012.
