Mobile County Residential Market
Prices: For the month of September, 2014, the average sales price decreased from $140,017 in August to $137,079, a 2.10
percent change. The median sales price increased from $118,975 to $120,000 in the same period, or by 0.86 percent.
Sales: The number of sales in September decreased by 8.48 percent since August, having a total of 313 sales. Compared
to last year, total sales decreased by 4.57 percent, or from 328 to 313 sales.
Volume: Of the 313 total sales, 252 sales were under $200,000, representing 80.51 percent of the entire market. In
September, 2013, sales under $200,000 represented 78.66 percent of total sales. Compared to September, 2013, sales in
the $0-$99,999 range decreased by 10.79 percent, or from 139 sales to 124 sales. In the same time period, sales in the
$100,000-$149,999 range increased by 2.44 percent, or from 82 sales to 84 sales in September, 2014.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in September
increased by 7.20 percent, or from 8.47 in August to 9.08 in September. Compared to last year, the month’s inventory
decreased by 6.78 percent, or from 9.74 to 9.08 in September, 2014.
U.S.: The U.S. market in July showed a 2.4 percent decrease in sales from June. Average sales price decreased by 0.2
percent since June, and increased by 3.3 percent from the previous year. Median sales price decreased by 0.2
percent, or from $222,000 to $221,600. Compared to July, 2013, median sales price increased by 4.3 percent, or from
$212,400 to $221,600. Inventory month’s supply remained at 5.5.
Overall Analysis: For September, the Mobile housing market showed decreases in average sales price and number of
sales, and showed increases in median sales price and month’s inventory supply since August. Per the latest national
housing statistics, the U.S. market in July showed a decrease in sales, average and median sales prices, while inventory
month’s supply remained the same since June 2014.
