Mobile County Residential Market
Prices: For the month of September, 2012, the average sales price increased from $115,430 in August to $132,045, a
14.39 percent change. The median sales price increased from $102,450 to $116,900 in the same period, showing an
increase by 14.10 percent.
Sales: The number of sales in September decreased by 2.67 percent from August, having 292 sales. Compared to
September, 2011, total sales decreased by 2.99 percent, or from 301 sales to 292 sales in September, 2012.
Volume: Of the 292 total sales, 243 sales were under $200,000, representing 83.22 percent of the entire market. Of the
243 sales that were under $200,000, 53.09 percent of those sales occurred in the $0-$99,000 range. Sales in the $300,000$499,999 range increased by 66.67 percent, or from 6 sales to 10 sales in September, 2012. There were 4 sales that sold
over $500,000 in September.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in September
increased by 0.10 percent, or from 10.21 in August to 10.22. Compared to September, 2011, the month’s inventory
decreased by 13.32 percent, or from 11.79 to 10.22 in September, 2012.
U.S.: The U.S. market in July showed a 7.1 percent decrease in sales from the previous month. The average sales price
decreased from $238,200 to $236,200, a 0.8 percent change. The median sales price also decreased by 0.5 percent, or
from $188,800 to $187,800. The inventory month’s supply decreased by 1.5 percent from June to July. Compared to July,
2011, inventory month’s supply decreased by 31.2 percent.
Overall Analysis: For the month of September, the Mobile housing market showed an increase in sales price and
inventory month’s supply. The number of sales decreased by 2.67 percent, yet there were more residential properties that
sold over $200,000 compared to August, which resulted in an increase in sales price indicators.
