Mobile County Residential Market
Prices: For the month of August, 2014, the average sales price increased from $136,464 in July to $139,825, a 2.46
percent change. The median sales price decreased from $120,000 to $118,000 in the same period, or by 1.67 percent.
Sales: The number of sales in August decreased by 12.76 percent since July, having a total of 335 sales. Compared to last
year, total sales decreased by 5.90 percent, or from 356 to 335 sales.
Volume: Of the 335 total sales, 264 sales were under $200,000, representing 78.81 percent of the entire market. In
August, 2013, sales under $200,000 represented 80.62 percent of total sales. Compared to August, 2013, sales in the $0$99,999 range decreased by 8.97 percent, or from 145 sales to 132 sales. In the same time period, sales in the $100,000$149,999 range decreased by 7.87 percent, or from 89 sales to 82 sales in August, 2014.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in August increased
by 13.83 percent, or from 7.52 in July to 8.56 in August. Compared to last year, the month’s inventory decreased by 4.36
percent, or from 8.95 to 8.56 in August, 2014.
U.S.: The U.S. market in June showed a 7.0 percent increase in sales from May. Average sales price increased by 3.4
percent since May, and increased by 2.7 percent from the previous year. Median sales price increased by 4.7
percent, or from $212,000 to $222,000. Compared to June, 2013, median sales price increased by 3.7 percent, or from
$214,000 to $222,000. Inventory month’s supply remained at 5.5.
Overall Analysis: For August, the Mobile housing market showed decreases in median sales price, and number of sales
while average sales price and month’s inventory supply increased since July. Per the latest national housing statistics, the
U.S. market in June showed an increase in sales, and average and median sales prices, while inventory month’s supply
remained the same since May 2014.
