Mobile County Residential Market
Prices: For the month of August, 2015, the average sales price decreased from $139,834 in July to $138,644, a 0.85
percent change. The median sales price decreased from $119,900 to $119,000 in the same period, or by 0.75 percent.
Sales: The number of sales in July decreased by 8.35 percent since July, having a total of 417 sales. Compared to last
year, total sales increased by 21.57 percent, or from 343 to 417 sales.
Volume: Of the 417 total sales, 339 sales were under $200,000, representing 81.29 percent of the entire market. In July,
2015, sales under $200,000 represented 80.0 percent of total sales. Compared to July, 2015, sales in the $100,000$149,999 range decreased by 15.0 percent, or from 120 sales to 102 sales. In the same time period, sales in the $150,000$199,999 range increased by 8.33 percent, or from 60 sales to 65 sales in July, 2015.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties decreased by 0.50
percent, or from 6.04 in July to 6.01 in August. Compared to last year, the month’s inventory decreased by 30.36 percent,
or from 8.63 to 6.01 in August, 2015.
U.S.: The U.S. market in June showed a 15.6 percent increase in sales from May. Average sales price increased by 2.6
percent since May, and increased by 4.5 percent from the previous year. Median sales price increased by 3.2
percent, or from $228,900 to $236,300. Compared to June, 2014, median sales price increased by 6.4 percent, or from
$222,000 to $236,300. Inventory month’s supply decreased by 3.9 percent since May, 2015.
Overall Analysis: For August, the Mobile housing market showed decreases in average sales price, median sales price,
number of sales, and in month’s inventory supply. Per the latest national housing statistics, the U.S. market in June
showed an increase in sales, average and median sales prices, while showing a decrease in inventory month’s supply since
May 2015.
