Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County decreased from $239,515 in September to $234,370 in
October or by 2.15 percent. Compared to last year, the average sales price rose by 9.59 percent. The median sales
price increased by 1.78 percent from last month and 10.97 percent from last year. The average sale prices in
North Baldwin, Eastern Shore, and South grew compared to last month. In the same time period, the median sales
price increased in Eastern Shore and South. The median sales price rose in all areas except Central from last year.
Sales: Total sales in Baldwin County remained the same as last month’s sales, but increased 4.12 percent from
last year. Sales from last month increased in North Baldwin, Central, and South by 150 percent, 77.78 percent,
and 22.22 percent, respectively. However, the sales in Eastern Shore dropped 23.33 percent and Gulf Beach
decreased 3.74 percent compared to last month. Central’s sales increased 45.45 percent relative to last year.
Days on Market: Average days on the market for Baldwin County were 186 in September, a slight increase from
last month and last year at 1.09 percent. From September 2012 to October 2012, North Baldwin increased by
9.26 percent, from 162 to 177; Eastern Shore increased by 15.82 percent, from 158 to 183; Central decreased by
47.76 percent, from 312 to 163; South remained the same at 167; and Gulf Beach increased 2.99 percent, from
201 to 207 days. From last year, Eastern Shore and Gulf Beach rose, but North Baldwin and Central decreased.
U.S.: The U.S. increased 10.7 percent in sales in August from July. Compared to last year, the U.S. increased in
all areas except a 28.6 percent drop for inventory months supply. Total sales rose by 10.7 percent from last year.
The average sales price and median sales price grew from last year by 6.2 percent and 8.0 percent, respectively.
Overall Analysis: For the month of October, the Baldwin residential market showed increases in average sales
price, median sales price, sales, and average days on market compared to last year. Relative to last month, the
median sales price and the average days on market increased, but the average sales price dropped.
