Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://cres.southalabama.edu for more data Report for the month of June, 2013 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County increased 1.82 percent from $248,495 in May to $253,027 in June. Compared to last year, average sales price increased by 1.23 percent. Median sales price decreased by 2.76 percent from last month and increased 8.68 percent from last year. The average sales price rose in Eastern Shore, Central and South by 1.60 percent, 10.85 percent, and 3.26 percent, respectively, relative to May. Compared to June, 2012, average sales price decreased by 10.79 percent in Gulf Beach. Sales: Total sales in Baldwin County decreased 18.94 percent from last month’s sales and fell 0.75 percent from last year. Sales decreased in South Baldwin by 25.25 percent from May. Compared to last year, sales increased in the following areas: Eastern Shore by 1.42 percent, Central by 33.33 percent, and South by 1.37 percent. Days on Market: Average days on the market between May and June, 2013, rose from 172 to 201 days, or 16.86 percent. Between June, 2012, and June, 2013, average days declined from 181 to 201 days, or 11.05 percent. Compared to May, North Baldwin decreased 13.29 percent, Eastern Shore increased 6.75 percent, Central rose 30.00 percent, South decreased 1.78 percent, and Gulf Beach rose 32.12 percent. U.S.: U.S. sales increased 17.3 percent from March to April, 2013. Compared to last year, U.S. sales rose 13.5 percent. Average sales price increased 3.7 percent from last month, and 9.0 percent from last year. Median sales price increased 4.3 percent from March, and 10.4 percent relative to last year. The inventory month’s supply rose from last month by 10.6 percent and declined last year by 21.2 percent. Overall Analysis: For the month of June, the Baldwin residential market showed increases in average sales price and average days on the market. Eastern Shore and Gulf Beach had the most number of sales and North Baldwin had the lowest average days on the market.
