JOB SPECIFICATION Job title: Assistant Site Manager Company: Line Report: Site Manager Direct Reports: Location: JOB PURPOSE As deputy for the Site Manager you will be responsible for programmed works ensuring they are delivered effectively, in a safe manor, meeting all performance targets for the scheme. This role is business-critical and as such is demanding and carries a level of responsibility, ownership and expectation. You will be in control of the site including managing both sub contractors and directly employed personnel. PRINCIPLE ACCOUNTABILITIES To assist the Site Manager to monitor and manage the performance of subcontractors and directly employed, ensuring that they comply with all Company standards of work Performance, procedures and Customer service. To be responsible for all Health and Safety on site, ensuring all works are undertaken in a safe and responsible manner in accordance with requirements under Health and Safety Regulations, established safe systems of work and policies, practices and procedures. To assist the Site Manager too actively drive the program of works to ensure all handover and final completions are met right first time. To assist the Site Manager too manage the client’s expectations and ensure all requirements are met on time. To Manage the Resident Liaison function for the site. DIMENSIONS The primary reporting line is to the Site Manager. However, the job role will include a close working relationship with other Assistant Site Managers, Site Managers, Quantity surveyors, Account Director and other MWL staff. This role requires a person with the ability to communicate at all levels with the client’s representatives. FINANCIAL RESPONSIBILITY To assist the Site Manager too Manage the subcontractors / directly employed to maximize contract Performance against KPI’S, minimize default notices and penalties. To capture and advise the Quantity Surveyor of all additional works, and where required provide information for pricing. To ensure the scheme is profitable. COMMUNICATIONS The Job holder will liaise with the residents, client and agents for the client, Quantity surveyors, Resident Liaison officers and other MWL core staff. KEY TASKS Working closely with the Site Manager to manage and take full responsibility for all site activities. To assist the Site Manager too Plan all work using project management software and ensure that programme are produced in line with client timescales. To assist the Site Manager too Manage, monitor, supervise and co-ordinate the logical planning, execution, and completion of works. Process project documentation in accordance with company procedures from inception, through to completion and final review. Ensure understanding and compliance to all policies, procedures, practices and legislation. Ensure compliance with the Construction (Design and Management) Regulations 2007 (CDM) and that all work is carried out in accordance with the plan. Contribute to and responsible for the development of safe working methods, systems and procedures, ensuring a high quality service delivery. Carry out tool box talks to subcontractor and directly employed. To proactively work to reduce cost. To maintain accurate Site records, detailing works completed when and by whom in case of any future disputes. Deputies for the Site Manager by attend meetings with clients, councilors, senior managers, tenants and residents associations, including meetings outside normal working hours and provide cover for other managers when required. To undertake any other duties as required by the Company from time to time, if these duties are of a greater level of responsibility or skill that those required in the post, then full training and appropriate supervision will be provided. PERSON SPECIFICATION Essential Either a qualified time served trades person or National certificate in a relevant subject. 2/3 years experience in a supervisory role within a similar environment. Currently hold a Site Manager Safety training scheme certificate IT to have an understanding of, Word processing, spreadsheets, database entry, use of general office equipment A full driving license Desirable Ability to manage conflict and implement change and has experience of implementing change in an organization.
