16800 SCOPE OF WORK EXTERIOR COLORS: STUCCO WALLS: Clean and prepare the existing surface for priming and painting. Paint the stucco portion of the walls: BANJAMIN MOORE MOOR-O-MATIC TONED YELLOW #199 BEIGE BUILDING TIMERS AND TRIM: Clean and prepare the existing surfaces for priming and painting. Paint the timbers and trim: BENJAMIN MOORE - #602 GREEN WITH 3/48th OF BLACK added. PLEASE NOTE THAT THIS GREEN WILL BE THE GREEN USED THROUGHOUT THE BUILDING WHEN GREEN IS SPECIFIED. WINDOWS: 1st Floor Front of Building: These windows are to have the existing frames repaired and painted: MOOR-O-MATIC #602 GREEN WITH 3/48th OF BLACK. Paint the mullions, BLACK. New stops may be needed to adjust the sash width for the new glazing depth. The glazing is to be 1” insulated glass, with an alternate bid of 1/2” duallayering Lexan glazing. 1st Floor Side of Building: The first window to the front of the building is to have the frame repaired and painted GREEN. New stops may be installed for new glazing depth. The glazing on this window is to be 1” insulate glass with an alternate bid for 1/2” dual-layering Lexan glazing. The trim is to be painted the same GREEN as the half-timber trim. Paint the mullions, if existing BLACK. The second window back from the front is to have the existing frames repaired and painted: GREEN. New stops may be installed for new glazing depth. The window is now glazed with a fluted or corrugate type glass. Replace with same type of glass in this window only. The trim is to be painted the same GREEN as the half-timber trim. The third and fourth window from the front can remain boarded up. The exterior is to have a new exterior finish that resembles the brick. It can be painted to look like brick or an E.I.F.S. type product scored and painted to look like brick may be installed. The other option is to remove the wood covering from the windows and install new glazing, the glazing and painting is to be the same as the front windows. 2nd Floor Front of Building: The second floor will have all new double-hung window to match the original windows. Replace all existing double-hung window with new insulate doublehung windows, with either vinyl or wood frames. Paint window frames the same GREEN as below. Paint the sashes BLACK. 2nd Floor Left Side of Building: The existing windows are to be replaced with new double-hung window to match the size and type of the original window. New 1” insulated glass may be installed in the windows. Paint the frames GREEN and sashes BLACK. 2nd Floor Front Right Side of Building: The existing window is to be replaced with a new double hung window with 1” insulated glass. Paint window frame GREEN and the window sashes BLACK. DOORS: Front Entrance Door: The front door is to be replaced with a new wood and glass door. Either B&B Wood Products, Inc. #SD625 or match the Peachtree Door drawn on the Tim Barrett’s Perspective. Stain door a honey brown color. Install a new kick plate. A synthetic brass kick plate is recommended. New sidelights are to be installed to match the original sidelight profile. This is to include the new-framed wood paned below the window. Paint the mullions BLACK and the trim and wood below the window GREEN. Repair and re-paint wood header to match door. Vestibule Door: The existing vestibule door may be reused if it is in good condition. Remove the existing wood panel attached over the door and inspect the condition of the door. Patch and repair and paint the door to match the entrance door if the door is in food shape, other wise install a new door and frame to match the entrance door. The side lights are to be repaired and repainted to match the entry side-lights. Right Side Door: Paint the existing door to match the brick color. Right Side Garage Door: Paint the existing door to match the brick color. ROOF: Gutters: Install new ogee seamless gutters. Paint gutters and straps “TINNER’S RED” Downspouts: Install new downspouts as required. Paint the downspouts “TINNER’S RED” Flashing: Field inspect the quantity and condition of the existing flashing. If the front of the roof sill has all the existing copper flashing, then replace any flashing that need to be replace with new copper flashing. Otherwise, install new metal flashing on hips and top deck edge of roof, as well as valleys per color rendering and paint them “TINNER’S RED”. Shingles: Install new “slate-look” shingles in a dark slate-gray color. SIGNAGE: Select a sign maker and give them the prototype sign design. Have them issue shop drawings to Tim Barrett of the City of Cleveland through Cindy Janis of Kamm's Corners Development Corporation. The sign bracket is to be included in the design and cost. A second freestanding window sign is to be included in the bid, see rendered perspective for location… Lighting for the sign is to be installed by the sign maker. Selection of fixture is to be submitted and approved. The sign can be a generic prototype. The exact name and lettering can be determined at a later date. AWNING: Install 3 new Astrup Sunbrella Toast color awnings #4628. Awnings are to have green piping at front edges and the bottom valance is to have a patterned bottom border #425. See the rendered perspective for pattern. Install one awning over each window. Install new (2 one 8’ long fixture and one 4” fixture) Spaulding Tampa exterior light fixture under the end awnings and a HI-TEK, TWP-100M exterior light fixture under the awnings next to the chimney. (See elevation for location) for night illumination. INTERIOR WINDOW TREATMEN: The interior window treatments that affect the streetscape on the first and second floors are covered in the Storefront Renovation Program such as wood blinds. BRICK CLEANING: Mild chemical cleaning and tuck-point as needed.
