POSITION DESCRIPTION: PROPERTY MANAGER (Part-Time Nonexempt) PURPOSE: To be the primary person responsible for the maintenance and set-up of the building as well as maintenance of the grounds. To provide a comfortable and safe environment for staff, members, and guests of the Church. ACCOUNTABILITY: The Property Manager reports to the Business Administrator. WORK WEEK: This position is for up to 24 hours per week, typically morning hours; however, flexibility will be required. A time sheet will be recorded by the Property Manager, submitted to the Business Administrator, and turned in to the Financial Administrator weekly. BENEFITS: Benefits will be according to the policies for nonexempt employees as set forth in the Personnel Policy Manual. RESPONSIBILITIES: 1. Plan, supervise, and evaluate the maintenance, renovation, and HVAC of the Church’s facilities and real property, which includes the following: administering the facilities policies and procedures of the Church; preparing, prioritizing, and executing short- and long-term plans for maintenance and equipment needs; supervising the maintenance, equipment, and renovation of Church facilities by directing and managing bids, contractors, architects, and vendors in that task, following best practices to mitigate risks; and maintaining records of equipment and facilities. 2. Schedule routine maintenance of building systems and equipment; be attentive to the costs and efficiency. 3. Oversee and perform light maintenance and repairs to the building and building systems, equipment, and furnishings. Assess repairs that may necessitate outside contractors, in collaboration with or as directed by the Business Administrator or the Building and Grounds Subcommittee. 4. Oversee exterior maintenance including grass mowing; trimming of bushes and ivy; keeping lawn, beds, and sidewalks free of trash, debris, and weeds; and removing snow and ice. 5. Oversee the job functions and responsibilities of the Property Technician and serve as back-up. 6. Be accessible for requests or needs of staff, members, and guests of the Church. Assist members and staff with their needs in moving items in to, out of, and around the building. Meet with outside persons or groups requesting the use of Church facilities; assure that there is a staff presence for groups of 50 or more. 7. Assure that rooms are properly set up prior to events, meetings, and classes. This includes furniture set-ups, cleanliness, and proper adjustment of HVAC as well as set-up and testing of requested AV equipment prior to the start of an event, meeting, or class. 8. Oversee the responsibilities of the third-party cleaning service. Ensure that all areas are kept clean, neat, and dust free. Perform daily walk-throughs of the building, checking all bathrooms, entryways, light bulbs, glass, and doors for cleanliness. Communicate with the service and with the Chair of the Building and Grounds Subcommittee regarding any areas of concern. 9. Assure that a qualified person is available during “off hours” for funerals, weddings, and other events and for snow and ice removal. 10. Serve as staff support to the Building and Grounds Subcommittee and attend monthly meetings. 11. Perform other duties as assigned. POSITION REQUIREMENTS: Has solid mechanical, building construction, and grounds maintenance knowledge. Possesses basic skills in organization and personal computing, including the use of e-mail. Is able to lift 50 pounds. Works effectively with staff and with lay leadership. Has a welcoming, helpful attitude; effectively represents Southminster. Is committed to the comfort, cleanliness, security, and safety of the property. RELATIONSHIPS: The Property Manager works with staff, especially the Business Administrator and the Property Technician, as well as with the Chair of the Building and Grounds Subcommittee and Church members. EVALUATION: Performance evaluation and salary review will be conducted annually by the Business Administrator and the Chair of the Building and Grounds Subcommittee with participation by a member of the Personnel Subcommittee if requested by either party.
