Did you read all those documents when you bought your house last year, 5 years ago, 10 years ago? Are you
a tenant who signed a lease agreement, but aren’t aware of the HOA’s Covenants, Conditions &
Restrictions? You are not alone. The 59 page document can be overwhelming. Below is a summary of those
documents to help us all take care of the neighborhood we live in. This list is a summary of the most

Summary
Standard of Maintenance – Each lot owner agrees to maintain their lot so that it reflects a
high pride of ownership. Failing to do so, can result in fines, liens, and even foreclosure.
The HOA, after 30days notice, can contract the work to be done and bill the homeowner.
No trash, waste, grass clippings, or debris shall be dumped in the common areas.
Assessments not paid within 30 days bear an interest rate of 12% annually.
Approval by the Architectural Control Committee (ACC) is required for any structure or
other improvement. Exterior color changes, additions, alterations, fences, landscaping
changes, must receive written approval. Please contact the ACC prior to undertaking any
project to determine if approval is required.
Nuisances. No noxious or undesirable thing, activity, or use of Lot shall be permitted. If
the ACC shall determine that a thing is undesirable or noxious, it shall be conclusive.
Animals. Only common household pets are allowed; no farm animals. No animal shall be
allowed to run at large, or to create a disturbance. All pens and enclosures must be
approved. Dogs must be picked up after in common areas and on residents’ properties.
All lots shall be in a neat and orderly condition, free of brush, weed, vines, and debris. The
grass shall be mowed in sufficient intervals to prevent nuisance.
Trees height cannot exceed 25 feet on any lot.
Unsightly conditions shall not be permitted – no litter, trash, debris, damaged furniture or
plants, non-decorative gear, equipment, cans, bottles, ladders, trash barrels, etc; no awnings,
air conditioning units, heat pumps without approval from the ACC.
Roofs on all buildings must be finished with materials approved by the ACC.
Fences must be constructed, painted, and stained in accordance with guidelines.
Vehicles may not park on the sidewalk. No inoperable vehicle may be stored unless in a
garage. Boats, trailers, campers, recreational vehicles may not be parked overnight unless
screened from view.
Garbage and refuse shall be in an attractive container and screened from view.
All clothes lines, garbage cans, equipment, coolers, wood and storage piles shall be
screened from view.
Major auto repairs shall be permitted within closed garages only.
Exterior finishes shall be painted or stained in colors approved by the ACC.
All driveways shall be hard surfaced with material approved by the ACC.
Each owner shall maintain their lot in a clean and attractive conditions, in good repair.
No unlicensed vehicle, ATV, etc., shall be permitted on any road within the plat.
All construction, including landscaping, shall conform to all gov’t codes.
