For the last several years we fall into 1st position in amount of transaction volume
in Industrial and Offices in St.Petersburg and are going to do the same in our new

We have a lot of Russian investors who are ready to buy a foreign commercial

The last tendency on the office market is that one of the biggest gas and oil
companies Gazprom relocated their offices from Moscow to St.Petersburg. From
2015 they’ve rented about 550,000 sq.m.

Companies in the trade and manufacturing sector showed the greatest interest in
class A offices in Moscow in 2018, and oil and gas in St. Petersburg. For class B in
both cities, telecommunication sector companies showed the greatest interest.
•
The market of warehouse real estate in Russia is in short supply of high-quality
warehouse space, which is caused by the small volume of construction of
warehouse complexes for leasing. The drivers of the market are the
manufacturers of non-food, retail food and logistics operators, who over the past
year have rented large warehouse blocks for business expansion.

Our wide range of clients are most international companies coming from

To date, we have closed near 530 transactions, and we held from 25-70%
market share of the total transactions completed in the places that we have
presence.

For 2018, near 45% of the total transactions that were completed in the North
Region of Mexico were related to the automotive and the heavy
manufacturing industry. Most of these transactions were lease expansions, and
60% of these investments came from the USA. On the other hand, the Central
Region is also characterized by the automotive industry, however in recent
years aerospace and logistics industry have stood out. Most of the companies
installed in this region are Japanese (30%) and European (18%) and North
American (16%) were land sale transactions still prevails strongly.

The returns for well located Metro Vancouver investment properties have been
routinely trading under 4% in recent years; with prime multi-family investments
closer to 3%. Therefore, our investment returns are low just as in San Francisco
where land supply is constrained and there is close investment proximity to
Asia and India.
These returns have moved up somewhat since 2018 given additional
transaction taxation on foreign entities purchasing residential properties in the
region. However, demand for income producing properties remains strong;
especially in the industrial sector where product is scarce and rents are
steadily moving upward.
So far in 2019 the landmark transaction of the year is the sale of the prominent
4 tower Bentall office and retail complex in downtown Vancouver comprising
approximately 1.5 million square feet of leaseable area. US investors
Blackstone Property Partners (BPP) and Hudson Pacific Properties are reported
to have purchased this prized asset from China based Anbang Insurance
group.

its urban core. The impact of new construction has already been felt with
Frost Tower pushing the average asking rate for Class A Office space in
downtown San Antonio over the $40/SF threshold. Expect dramatic rental
leaps such as this to continue with Midtown being the next in line as the Pearl
Towers, The Soto, and 1603 Broadway deliver rental rates well over $40 per
square foot becoming the new normal for San Antonio’s urban core.
Industrial – New Class A warehouse and distribution space continues to be
the breadwinner for the San Antonio market accounting for 680,844 SF of net
absorption for the year. The success of projects located closer to San
Antonio’s core suggests a greater demand from tenants for a product closer
to major population centers. There is nearly 2 million square feet of new
warehouse and distribution space scheduled for completion in 2019 that will
be located within San Antonio’s core submarkets. A mix of strong market
indicators such as population growth and a deep labor pool, along with the
economic and logistical advantages that San Antonio offers, all point
towards a healthy flow of new tenant demand in 2019.

The Raleigh-Durham area ranks as one of the best value propositions for investors
of commercial real estate in the U.S., according to the latest Situs RERC Value vs.
Price Index, especially for office, industrial and apartment properties. The Situs
report for the first quarter ranks Raleigh at No. 1 for industrial property value
among the 26 secondary markets surveyed in the report.
The Triangle also ranked at No. 2 for office property value, No. 3 for apartment
property value and No. 11 for retail property value. The region bested Charlotte,
Atlanta, Austin and Nashville in every single category except retail.
In 2018, investors of commercial real estate properties in the Triangle have bought
and sold nearly $4.48 billion in commercial properties in the region.
Earlier Situs reports did not break down the list by primary, secondary or tertiary
market as the first quarter report did, but the Raleigh market had previously
ranked at No. 9 out of all 48 markets in the third quarter report.
