Mobile County Residential Market
Prices: For the month of December, 2012, the average sales price decreased from $135,213 in November to $130,973, a
3.14 percent change. The median sales price decreased from $111,250 to $110,900 in the same period, showing an
decrease by 0.31 percent.
Sales: The number of sales in December decreased by 8.20 percent from November, having 235 sales. Compared to
December, 2011, total sales decreased by 15.47 percent, or from 278 sales to 235 sales in December, 2012.
Volume: Of the 235 total sales, 197 sales were under $200,000, representing 83.83 percent of the entire market. Of the
197 sales that were under $200,000, 53.30 percent of those sales occurred in the $0-$99,000 range. Sales in the $100,000$149,999 range decreased by 18.46 percent, or from 65 sales to 53 sales in December, 2012. There were 3 sales that sold
over $500,000 in December.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in December
increased by 6.07 percent, or from 11.69 in November to 12.40. Compared to December, 2010, the month’s inventory
decreased by 23.17 percent, or from 16.14 to 12.40 in December, 2012.
U.S.: The U.S. market in October showed a 7.8 percent increase in sales from September. The average sales price
decreased from $226,600 to $224,500, a 0.9 percent change. The median sales price also decreased by 0.8 percent, or
from $178,300 to $176,900. The inventory month’s supply decreased by 5.4 percent. Compared to October, 2011,
inventory month’s supply decreased by 30.3 percent, or from 7.6 to 5.3.
Overall Analysis: For December, the Mobile housing market showed decreases in sales price and an increase in
inventory month’s supply since November. Compared to December sales in 2011, average sales price and median sales
price increased by 8.43 percent and 12.02 percent, respectively, and month’s inventory increased by 5.71 percent.
