Mobile County Residential Market
Prices: For the month of January, 2013, the average sales price decreased from $131,189 in December to $114,259, a
12.91 percent change. The median sales price decreased from $110,900 to $92,750 in the same period, showing a
decrease by 16.37 percent.
Sales: The number of sales in January increased by 2.95 percent from December, having 244 sales. Compared to January,
2012, total sales decreased by 5.43 percent, or from 258 sales to 244 sales in January, 2013.
Volume: Of the 244 total sales, 218 sales were under $200,000, representing 89.34 percent of the entire market. Of the
218 sales that were under $200,000, 59.17 percent of those sales occurred in the $0-$99,000 range. Sales in the $200,000$299,999 range decreased by 32.00 percent, or from 25 to 17 sales in January, 2013. There were 3 sales that sold over
$500,000 in January, which is no change from the previous month.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in January
decreased by 8.76 percent, or from 12.45 in December to 11.36. Compared to January, 2012, the month’s inventory
decreased by 5.80 percent, or from 12.06 to 11.36 in January, 2013.
U.S.: The U.S. market in November showed a 4.0 percent decrease in sales from October. The average sales price
increased from $224,500 to $227,900, a 1.5 percent change. The median sales price also increased by 1.4 percent, or from
$176,900 to $179,400. The inventory month’s supply decreased by 9.4 percent. Compared to November, 2011, inventory
month’s supply decreased by 32.4 percent, or from 7.1 to 4.8.
Overall Analysis: For January, the Mobile housing market showed decreases in average sales price and inventory
month’s supply since December. Compared to January sales in 2011, average sales price decreased by 6.05 percent and
month’s inventory decreased by 5.80 percent.
