Mobile County Residential Market
Prices: For the month of November, 2012, the average sales price increased from $126,778 in October to $135,480, a
6.86 percent change. The median sales price increased from $105,750 to $112,000 in the same period, showing an
increase by 5.91 percent.
Sales: The number of sales in November decreased by 11.46 percent from October, having 255 sales. Compared to
November, 2011, total sales decreased by 2.67 percent, or from 262 sales to 255 sales in November, 2012.
Volume: Of the 255 total sales, 217 sales were under $200,000, representing 85.10 percent of the entire market. Of the
217 sales that were under $200,000, 52.53 percent of those sales occurred in the $0-$99,000 range. Sales in the $0$99,999 range decreased by 16.18 percent, or from 136 sales to 114 sales in November, 2012. There were 4 sales that sold
over $500,000 in November.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in November
increased by 10.81 percent, or from 10.45 in October to 11.58. Compared to November, 2011, the month’s inventory
decreased by 10.58 percent, or from 12.95 to 11.58 in November, 2012.
U.S.: The U.S. market in September showed a 21.8 percent decrease in sales from the previous month. The average sales
price decreased from $233,100 to $226,600, a 2.8 percent change. The median sales price also decreased by 3.6 percent,
or from $184,900 to $178,300. The inventory month’s supply decreased by 6.7 percent from August to September.
Compared to September, 2011, inventory month’s supply decreased by 30.9 percent.
Overall Analysis: For November, the Mobile housing market showed increases in sales price and inventory month’s
supply since the previous month. Compared to November sales in 2011, average sales price and median sales price
increased by 21.38 percent and 22.07 percent, respectively, and month’s inventory decreased by 10.58 percent.
