Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County decreased by 5.49 percent from $264,678 in October to
$250,148 in November. Compared to last year, average sales price increased by 8.84 percent. Median sales price
decreased by 4.88 percent from last month and increased by 2.63 percent from last year. Since October, the
average sales price increased in three regions of Baldwin County: Eastern Shore by 23.9 percent, Central by 0.05
percent, and South by 3.6 percent. Compared to November 2012, average sales price increased by 48.81 percent
in North Baldwin, by 4.22 percent in Eastern Shore, by 11.95 in South, and by 6.52 percent in Gulf Beach.
Sales: Total sales in Baldwin County decreased by 10.6 percent from last month’s sales and rose by 11.03
percent from November 2012. Sales increased in North Baldwin by 33.33 percent and in Central Baldwin County
by 38.1 percent. Compared to last year, sales increased in three areas: Eastern Shore by 21.35 percent, Central by
38.1 percent, and Gulf Beach by 15.96 percent.
Days on Market: Average days on the market between October and November 2013 increased from 151 to 164
days, or 8.61 percent. Between November 2012, and November 2013, average days increased by 5.81 percent.
Compared to October, average days on the market increased in four regions: Eastern Shore by 13.01 percent,
Central by 2.22 percent, South by 18.24 percent, and Gulf Beach by 8.05 percent.
U.S.: U.S. sales decreased by 17.6 percent from August to September, 2013. Compared to last year, U.S. sales
rose 14.8 percent. Average sales price decreased 4 percent from last month, and increased by 8.7 percent from
last year. Median sales price decreased by 5.3 percent from August, and increased by 11.3 percent relative to last
year. The inventory month’s supply decreased by 9.3 percent from last year.
Overall Analysis: For the month of November, the Baldwin residential market showed decreases in both average
sales price and median sales price. Also, there was a decrease in the total number of sales and an increase in the
average days on the market. Central Baldwin had the highest percentage increase in number of sales from
October 2013.North Baldwin County had lowest average days on the market.
