Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://creed.southalabama.edu for more data Report for the month of March, 2014 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County decreased 1.03 percent, or from $269,576 in February to $266,811 in March. Compared to last year, average sales price increased 15.24 percent. Median sales price increased 1.20 percent from last month and increased 9.09 percent from last year. Since last year, the two largest increases in average sales price were 33.43 percent in Gulf Beach and 31.68 percent in North Baldwin. These two regions also had the two largest increases in median sales price with 65.66 percent in North Baldwin and 30.79 percent in Gulf Beach. Sales: Total sales in Baldwin County increased from 342 to 357 sales or 4.39 percent since last month’s sales and decreased 9.16 percent from last year. The largest increase during last month was 55.17 percent in South Baldwin, or from 58 to 90 sales. Compared to last year, Gulf Beach had a 37.50 percent increase in number of sales. Days on Market: Average days on the market between February and March increased from 161 to 163 days, or 1.24 percent. Since last year, average days decreased 14.66 percent. Compared to February, average days on the market increased in Central and South Baldwin by 14.29 and 8.09 percent, respectively. U.S.: U.S. sales decreased 27.4 percent from December 2013 to January 2014. Compared to last year, U.S. sales decreased 3.4 percent. Average sales price decreased 4.1 percent from December, and increased 8.4 percent from the previous year. Median sales price decreased 5.0 percent from December, and increased 10.1 percent relative to last year. The inventory month’s supply increased 6.5 percent from the previous month. Overall Analysis: For the month of March, the Baldwin residential market showed a decrease in average sales price and increases in median sales price, number of sales, and average days on the market. Thus, these indicators show that more lower-priced sales drove the market in March. Per the latest national housing statistics, the U.S. market in January showed a decrease in sales, average sales price, and median sales price while inventory month’s supply increased.
