Baldwin Residential Real Estate Center for Real Estate & Economic Development Baldwin Multi List Go to: http://creed.southalabama.edu for more data Report for the month of April, 2014 Baldwin County Residential Market (Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County decreased 3.98 percent, or from $267,735 in March to $257,074 in April. Compared to last year, average sales price increased 9.71 percent. Median sales price increased 6.74 percent from last month and increased 7.36 percent from last year. Since last year, the two largest increases in average sales price were 15.86 percent in Gulf Beach and 3.73 percent in South Baldwin. These two regions also had the two largest increases in median sales price during the same time period with 14.34 percent in South Baldwin and 10.06 percent in Gulf Beach. Sales: Total sales in Baldwin County increased from 360 to 376 sales, or 4.44 percent since last month’s sales and decreased 9.40 percent from last year. The largest increase since the previous month was 3.70 percent in Central Baldwin, or from 27 to 28 sales. Compared to last year, Eastern Shore had a 17.83 percent decrease in number of sales. Days on Market: Average days on the market between March and April increased from 162 to 171 days, or 5.56 percent. Since last year, average days decreased 0.58 percent. Compared to March, average days on the market increased in North Baldwin, Eastern Shore and Gulf Beach by 57.60, 24.36 and 7.28 percent, respectively. U.S.: U.S. sales increased 0.4 percent from January to February, 2014. Compared to last year, sales decreased 7.2 percent. There was no change in average sales price since January, yet it increased 7.1 percent from the previous year. Median sales price increased 0.2 percent from January, and increased 8.7 percent relative to last year. The inventory month’s supply increased 2.0 percent from the previous month. Overall Analysis: For the month of April, the Baldwin residential market showed a decrease in average sales price and increases in median sales price, number of sales, and average days on the market. Per the latest national housing statistics, the U.S. market in February showed a slight increase in sales, median sales price, and inventory month’s supply.
