Baldwin County Residential Market

( Total, North, Eastern Shore, Central, South, Gulf Beach )

Prices: The average sales price in Baldwin County decreased 6.50 percent, or from $48,133 in August to

$232,012 in September. Compared to last year, average sales price decreased 11.01 percent. Median sales price decreased 4.28 percent from last month, and decreased 2.71 percent from last year. Since last year, the largest increase in average sales price was 40.34 percent in Central Baldwin. The two regions with the two largest increases in median sales price during the same time period were North Baldwin with 32.53 percent and Central

Baldwin with 24.32 percent.

Sales: Total sales in Baldwin County decreased from 432 to 369 sales, or 14.58 percent, since last month and decreased 3.91 percent from last year. The largest decrease since the previous month was 33.33 percent in North

Baldwin, or from 15 to 10 sales. Compared to last year, the largest increase in sales was in South Baldwin with a

27.03 percent change in number of sales.

Days on Market: Average days on the market between August and September increased from 162 to 165 days, or 1.85 percent. Since last year, average days increased 2.48 percent. Compared to August, average days on the market increased in North Baldwin, Eastern Shore, and Gulf Beach by 6.59, 12.5, and 4.32 percent, respectively.

U.S.: U.S. sales decreased 2.4 percent from June to July, 2014. Compared to last year, sales decreased 4.8 percent. Average sales price decreased by 0.2 percent since June, and increased by 3.3 percent from the previous year. Median sales price decreased 0.2 percent from June, and increased by 4.3 percent relative to last year. The inventory month’s supply did not see a change from the previous month.

Overall Analysis: For the month of September, the Baldwin residential market showed decreases in average and median sales price and number of sales, while showing a increase in the average days on the market. Per the latest national housing statistics, the U.S. market in July showed decreases in sales, average sales price, and median sales price since the previous month, while inventory month’s supply did not change.
