Baldwin County Residential Market
(Total, North, Eastern Shore, Central, South, Gulf Beach)
Prices: The average sales price in Baldwin County increased 2.60 percent, or from $242,185 in July to $248,477
in August. Compared to last year, average sales price increased 1.42 percent. Median sales price decreased 1.30
percent from last month, but increased 8.03 percent from last year. Since last year, the largest increase in average
sales price was 28.56 percent in North Baldwin. The two regions with the two largest increases in median sales
price during the same time period were North Baldwin with 29.71 percent and Eastern Shore with 13.10 percent.
Sales: Total sales in Baldwin County increased from 398 to 431 sales, or 8.29 percent, since last month’s sales
and decreased 4.65 percent from last year. The largest increase since the previous month was 87.50 percent in
North Baldwin, or from 8 to 15 sales. Compared to last year, the largest increase in sales was also in North
Baldwin with a 7.14 percent change in number of sales.
Days on Market: Average days on the market between July and August increased from 152 to 161 days, or 5.92
percent. Since last year, average days increased 3.21 percent. Compared to July, average days on the market
increased in Central Baldwin, North Baldwin, and Gulf Beach by 20.86, 15.92, and 9.47 percent, respectively.
U.S.: U.S. sales increased 7.0 percent from May to June, 2014. Compared to last year, sales increased 1.2
percent. Average sales price increased by 3.4 percent since May, and increased by 2.7 percent from the previous
year. Median sales price increased 4.7 percent from May, and increased by 3.7 percent relative to last year. The
inventory month’s supply did not see a change from the previous month.
Overall Analysis: For the month of August, the Baldwin residential market showed increases in average sales
price, number of sales, and average days on the market, while showing a decrease in the median sales price. Per
the latest national housing statistics, the U.S. market in June showed increases in sales, average sales price, and
median sales price since the previous month, while inventory month’s supply did not change.
