Mace and Bouygues are in the race to build a 562,000 sq ft mixed-use development in the City of London in
a deal understood to be worth £300m. The two contractors are battling it out for the job, which is being developed by
Singapore-based company UOL Group. Known as Heron Plaza, the 43-storey development will include a luxury hotel, residential
units and retail space. PLP Architecture attained planning for the project in 2011.

The Government-funded Higgs Centre for Innovation will be built at
the city’s Royal Observatory site.
In partnership with the University of Edinburgh, the new centre will
focus on space and big data technologies.
Graham won the job with a £6.4m bid. The total scheme is expected
to cost around £12m allowing for fit-out with research equipment.
Consultant CPC is providing project and cost management
consultancy.
A 65-acre business park is to be built on an industrial site in north Bristol after the location, once home to a
giant of engineering, was acquired by two developers. St Francis Group and Marcol Industrial have teamed up and
bought the former Rolls-Royce East Works site in Filton. At the same time a deal has been agreed with BP Pension Fund that
commits all parties to the development of nearly 600,000 sq ft of speculative warehouse and industrial space.
To be known as Horizon38, the site fronts onto the A38 in Filton near the former Filton airfield, Airbus and Rolls-Royce.
The developers secured detailed planning consent last year for up to 1.2 million sq ft of commercial space. In addition to
warehousing and industrial space, the £120m development will include a frontage of mixed-use with car dealerships, trade
counters, self-storage and a hotel. Major groundworks will commence on site early 2016, with phased development leading to the
construction of the first completed buildings expected early in 2017.
Durham County Council has approved plans for a £28.5m redevelopment of the Lambton Estate in County
Durham, including shops, wedding venue and offices. The 400-house development at the Lambton Estate includes a
major renovation of the site, including the Grade II listed Lambton Castle, renowned architect Ignatius Bonomi’s Grade II-listed Lamb
Bridge and some castle stables. Areas would be opened to the public, with nine miles of new footpaths and cycleways in the former
Lambton Lion Park, which closed in 1982. Lambton Castle is expected to become a wedding venue or boutique hotel, or both, and
the creation of executive and affordable housing in picturesque surroundings will fund the multi-million pound work.
Budget operator Travelodge has announced that it will open 19 new hotels in 2016, representing a
combined investment value of £140m. This means that the company’s network will be extended to 542 hotels by the end of
the year. The new openings scheduled for 2016 are:

In addition, Travelodge has also just acquired three new sites in London’s Acton and Wood Green and Oxford on which it will
develop new hotels. Travelodge is currently focusing its efforts on building a greater network of hotels for business customers, but
the new openings in Poole, Weston-Super-Mare, Bicester and Thetford will be aimed at the leisure market. In addition to the 2016
openings, the company has also identified 250 further locations for Travelodge development in the UK.
Urban&Civic has been granted planning permission for a £100m hotel and apartment scheme on a car park
site in Manchester city centre. It will see the development of a 148-bedroom, four-star hotel and 238 residential apartments,
along with ground-floor commercial units and a new landscaped public square. The one-acre site, located on Princess Street and
Whitworth Street in the city, was initially purchased by Urban&Civic for £7.8m in December 2014. It had existing planning consent
granted in 2007 for a mixed-use development for a 12-storey hotel, six-storey office and 180 unit residential building under a
scheme known as Origin, but Urban & Civic said that the new planning approval better suits the current market and its aspirations
for the site.

The Museum of London has been given the green light to move to nearby Smithfield Market after
redevelopment plans for the historic site were abandoned. The government had previously announced plans to
redevelop the Victorian complex in central London, demolishing the historic site in favour of a seven-storey office block and retail
outlet. Those plans were thrown out however, when property developer TH Real Estate sold the meat market last month to the City
of London Corporation in a £35m deal. Visitor figures at the Museum of London have more than doubled in recent years and
continue to grow. The move is expected to create an additional 5,000sq ft (464.5sq m) of space, with the aim of reaching two million
visitors per year. The cost of the move is estimated to be in the region of £70m.
Hilton Garden Inn Sunderland is a new 141-bedroom hotel currently under construction alongside the
Stadium of Light in Sunderland. It is set to open May 2016.
Hotel Indigo Brighton - New England Quarter is a new hotel expected to open autumn 2016 in the south
coast resort. It will include 98 boutique style bedrooms and suites, a bar, restaurant and a fitness facility.
IHG plan to launched its first four Holiday Inn Express Next Generation hotels in the UK. The first four Holiday
Inn Express Next Generation hotels will be:

The changes cover all aspects of the hotel. The lobby, dining area and bedrooms in the Next Generation properties will be
redesigned and a new food and beverage concept launched.
The new bedrooms will include a larger bed with a padded, noise-reducing headboard which will also provide back support for
working or watching television in bed. Bedrooms will feature a Smart TV enabling guests to stream their own media from a personal
device or log in to apps using the hotel’s complimentary wi-fi.
Traditional in-room desks have been replaced with moveable chairs and desks.
A new Express Café & Bar will be located in a integrated lobby and will offer quickly prepared food ‘on the go’.
IHG plan to convert at least one in every four Holiday Inn Express properties to the Next Generation within the next three years.
Shankly Hotel in Liverpool will be opening ‘Eden’, their new rooftop conference and events centre in spring
2016. Eden will accommodate up to 350 delegates. It also includes a roof top garden with panoramic views of the city.
The Grade II-listed former headquarters and congress centre for the Baptist Church in Holborn, London is
currently being converted into a new five star luxury hotel. L’Oscar hotel is expected to open in September 2016 with
41 suites. The project involves the refurbishment of the five-storey building in Southampton Row, a vertical extension to provide an
additional two floors and the renovation of the original chapel into a multi-purpose space for conferences and events. As well as the
suites, L’Oscar hotel will also include a restaurant, banqueting suite and library.

UK hotel investment reached £8.1b in 2015, just missing 2006’s all-time high of £8.3b, according to
international real estate advisors Savills, who said that 2016 was also set to be a strong year. The figure fell
just short of the £8.5b that Savills predicted in October for 2015, but was 31.6% higher than the investment for the previous year of
2014. Transaction volumes in London doubled to £3.6b in 2015 compared to 2014, largely thanks to deals such as the £1.37b sale
of the Maybourne portfolio, which included iconic London site Claridge’s. Conversely, the regional hotel market accounted for
55.6% of transaction volumes, which Savills described as “strong”, although it was down on the 71% seen in 2014. Notable regional
transactions in 2015 included the sale of the Hilton Newcastle Gateshead for around £37m and the sale of the Cambridge City Hotel
for £61.5m. Overall, the market was dominated by portfolio transactions, accounting for 59.3% of volumes in 2015, up from an also
significant 52.9% in 2014. Key examples of these included Lone Star Funds’ acquisition of a portfolio of 22 Mercure-branded hotels
as part of its £1b acquisition from Moorfield, and Fraser Hospitality’s £363m purchase of the Malmaison portfolio.
Argentinian-style steakhouse group Cau has confirmed plans to open its 17th site, in Bath’s Milsom Place
shopping centre. The 3,500 sq ft, 120-cover restaurant will be spread over two floors including an al fresco seating area on the
first floor. It will combine two units of existing restaurants, currently Pizza Solo and Le Parisien. News of the opening comes soon
after the announcement of the fast-growing group’s 16th site, which opened in MediaCityUK in Manchester in December last year,
marking the eighth opening for the brand in 2015 overall.
The first two AC Hotels by Marriott planned for the UK will be part of a wider global expansion of the
design-led, lifestyle brand. Marriott International has announced that it will open a total of 22 AC Hotels during 2016,
including ones in Salford Quays, Manchester, and at the Mailbox, Birmingham. AC Manchester and AC Birmingham are both being
rebranded from Ramada. Owned by MCAP Global Finance, they will be managed by Valor Hospitality. AC Hotels was founded in
1998 in Spain by Antonio Catalán, who joined forces with Marriott in 2011 to operate the brand as a co-venture. Today the brand
has more than 80 hotels in Spain, Italy, Portugal, Denmark, Turkey, France and the United States. Growth plans include more than
50 new hotels within the next three years.
BC Partners-backed restaurant chain, Cote has acquired the Jackson & Rye and Limeyard brands from
Richard Caring. Jackson & Rye serves up US diner-style food from three outlets in Soho, Richmond and
Chiswick. Limeyard is an all-day casual dining concept with a single restaurant in Ealing. Cote currently operates 71 own-brand
restaurants, and intends to further expand the brand and the newly acquired brands.
Helical Bar has let the seventh floor of The Warehouse building at The Bower, London EC1, to online
payments company Stripe Payments UK on a five year lease. The transaction also represents the final letting within
the 150,700 sq ft phase 1 of The Bower which was completed in late 2015. Work has now started on phase 2, The Tower, which will
deliver a further 177,300 sq ft of space next to Old Street Underground Station in the heart of London’s Tech Belt. In November
2015 Helical announced an agreement with its joint venture partner, Crosstree Real Estate Partners LLP, to take control of The
Bower development for £248m, completion of which is expected in the first quarter of 2016.
Gerald Ronson’s Heron development company has let the final four floors at its Salesforce tower London.
The last available space in the building, formally known as Heron Tower, has been let to Salesforce, which continues to be the
anchor tenant with a total occupancy of 10 floors.
Investment company Ashby Capital has completed a series of retail and office lettings at its 200 Aldersgate
scheme in Farringdon, with rents now exceeding £80/sq ft. The recent lettings total 16,342 sq ft and include retail
deals with EAT and Abokado, as well as space leased to office occupiers including Ford Motor Company and the Jampur Group.
Ford has agreed to pay £66/sq ft for space on an upper floor in the building, while the Jampur Group is understood to have paid
£81.50/ sq ft for space on the 16th floor.
CF Commercial, which styles itself as London’s ‘hipster’ property agent, is to move into Resolution
Property’s Alphabeta building. CF Commercial will take 1,200 sq ft of space on a 10-year lease in the now fully-let building.
The company, which specialises in finding unique retail and leisure operators for mixed-use developments, is one of the agents
responsible for leasing Alphabeta. Established in 2008, clients of CF Commercial include Resolution, Delancey, Berkeley Group and
Taylor Wimpey. Currently based in Tabernacle Court, Shoreditch, CF Commercial said its new premises will allow it to continue
growing and better service its clients. The 240,000 sq ft Alphabeta building, formerly Triton Hall, sits between Worship Street,
Shoreditch and Finsbury Square in the City. Other office tenants in the building include SEI, Silicon Valley Bank, Maxus Global, We
Are Social, OpenTable and Mendeley.

Mitsubishi Estate London has secured a pre-let with Rathbone Brothers on almost half of its 160,000 sq ft
office scheme at 8 Finsbury Circus in the City. Rathbone Brothers has signed up to take 75,000 sq ft on the lower ground
and fifth to eighth floors of the building, three months before its practical completion. The deal follows an earlier pre-let on 11,000
sq ft on the ground and lower ground floors to Wright & Bell for a bakery, restaurant and bar. Around 80,000 sq ft of office space
still remains to be let across four floors of the Wilkinson Eyre-designed building.
Land Securities has let the fifth floor of its Zig Zag Building in Victoria on a 10-year lease to foreign exchange
firm Moneycorp. The deal sees Moneycorp take 23,000 sq ft at the building which will replace its current headquarters in
Knightsbridge. Land Securities reached practical completion on the Zig Zag Building last November. The building is now 89% let to
tenants including Deutsche Bank.
Belfast Harbour has signed up Boston tech firm Cayan to occupy two floors of its City Quays 1 office
building. The letting accounts for around one third of the 84,000 sq ft waterfront building and will see Cayan join law firm Baker
& McKenzie which occupies the top two floors. Cayan is expected to take up occupancy in the spring following the fit-out of its
office. The firm first opened in Northern Ireland in 2013 at Belfast Harbour’s Clarendon Buildings. Belfast Harbour said it was in the
final stages of signing leases for the remaining space at City Quays 1 and would soon start construction work on City Quays 2.
Addleshaw Goddard has confirmed that it has signed a deal to move its Manchester office to One St Peter’s
Square. The law firm has taken 56,000 sq ft, equating to two-and-a-half floors of the 13-storey building, on a 20 year lease and
will move from its current premises in Barbirolli Square in February 2017. One St Peter’s Square was developed by Elisabeth House,
General Partner Limited, a joint venture between Greater Manchester Pension Fund and Argent.

Anglia Ruskin University has picked Morgan Sindall to build a £25m science centre at its Cambridge Campus.
The 82,000 sq ft Science Centre will bring together teaching, postgraduate and staff amenities for the different departments within
the Faculty of Science and Technology. Morgan Sindall will build a 300-seat lecture theatre adapted for science subjects, a 200-seat

Wyndham Hotel Group has announced plans to open four new hotels across Saudi Arabia, Jordan and
Bahrain under its growing, globally-recognised, Ramada Worldwide flag. The hotels, all scheduled to open between
now and the end of March 2016, include the 161-room Ramada Resort Dead Sea in Jordan; the 165-room Ramada Jeddah Corniche
in Saudi Arabia, the 162-room Ramada Hotel & Suites Amwaj Island and the 140-room Ramada Manama City Centre, both located in
Bahrain. Ramada currently has more than 840 midscale and upscale properties across 60 plus countries worldwide, including 29
open and operating in the Middle East. Wyndham Hotel Group, which presently has two properties in Manama namely Days Hotel
Manama and Ramada Bahrain, is growing its footprint in Bahrain by adding four additional hotels including Ramada Manama City
Centre, Ramada Hotel & Suites Amwaj Island, Hawthorn Suites by Wyndham Al Juffair and finally the Wyndham Grand Manama,
bringing the total portfolio in market to six hotels representing a total of 1,197 rooms.
Starwood Hotels & Resorts (NYSE:HOT) today announced it closed 2015 with 220 new signed hotel
management and franchise agreements, a 26% increase over the prior year, marking the sixth consecutive
year of increased signings and the most incremental signings in its history. The company also opened a record of
105 hotels in 2015, representing approximately 22.5k rooms in 30 countries, also the highest number of openings in its history
