Operations Manager/Assistant Building Manager for the International Monetary Fund (IMF)
Headquarters, a Class A, LEED Platinum-designated, 1 million square foot high-visibility building in
downtown Washington, DC housing 3,000 people. Reported to the General Manager.
Operations Manager/Building Manager for the Concordia Hotel and Training Center, IMF-owned
150,000 sq. ft. property with 125 rooms in downtown Washington DC.
Supervised and directed daily total workforce of 24 maintenance engineers and 46 janitorial staff.
Prioritized maintenance to ensure safe and reliable operation of all building mechanical systems, maintenance
and cleaning, and excellent customer service for all tenant moves and relocations. Analyzed Key Performance
Indicators weekly to ensure compliance with organizational goals and contract standards.
Negotiated and managed 11 vendor contracts for waste management, supply, grounds keeping, snow
removal, tenant moving, stone and metal restoration, etc.
Lead Project Manager for multiple simultaneous projects awarded to contractors. Developed project
proposals, scopes of work, researched vendor sourcing. Managed project progress and adjusted priorities as
needed to accomplish projects.
Key Achievements:
 Worked closely and productively in a union environment. Resolved all differences prior to arbitration.
 Directed a $150,000 renovation project on time and within budget for 600 employees including new
construction, and electrical wiring.

before Thanksgiving 2013. Completed all repairs two days early and within budget.
CUSTODIAL MANAGER, Naval Air Station Patuxent River, MD
March 2009-March 2012
Federal Contractor: directed and supervised financial and operational activities and resources in 280+
buildings totaling more than 3M square feet in support of the Facility Support Services BOSS contract at the
Naval Air Station Patuxent River with 16,000 personnel. Worked closely with government, military, and
civilian personnel to achieve highest levels of customer satisfaction.
Supervised, trained, and directed up to 90 janitorial personnel and oversaw subcontractors. Authorized to
hire and fire. Used five-step discipline process. Evaluated and established work schedules and projects.
Conducted quality control, safety inspections, and weekly safety training. Prepared safety and incident
reports in alignment with the corporate safety program. Collected and analyzed quality data and submitted
findings to the project manager.
Managed and issued facility orders for services outside of contract. Maintained $36K monthly cleaning
budget; purchased contract-related supplies, parts, and equipment.
Key Achievements:
 Maintained Navy Health Clinic, a 25,000 square foot facility serving the entire base with 16,000 Navy
and Marine Corps personnel. Developed expertise with HIPPA and health care facilities.
 Developed and executed a reduction in force within 90 days and accomplished within 60 days.
 Conducted strategic planning, saving 900 weekly man hours and annual savings of $978K.
 Researched and contracted with local supply vendors for faster deliveries: saved $84K per year.
