The above margins apply only if an agreement on monthly mortgage payments exists. For quarterly mortgage payments, an additional margin of 0.0500
of a point is charged.
The minimum administration margin is DKK 800/EUR 110 per year.
We calculate the margin on the outstanding debt and you pay a margin for each mortgage. A different calculation method may apply to loans disbursed
before 1990. This is stated in the mortgage deed. If you only have highest-ranking mortages with Realkredit Danmark, we calculate the margin on new
loans as if only one aggregate loan was established.
Brokerage, margins and exchange rates
Brokerage is 0.15% of the market value, however, a minimum of DKK 175/EUR 25.
The standard margin on bond trading is 0.20 of a point, except in connection with redemption, for which the margin is 0.10 of a point. A forward
premium or discount applies to loans settled more than two business days after the conclusion of the agreement. The margins on the refinancing of
FlexKort® and FlexLån® loans are 0.20 of a point except for FlexLån® F1 and F2, where the margin is 0.30 of a point.
The exchange rate applied is the Danish central bank’s average rate plus/less a standard margin of 1 o/oo. If the exchange rate is fixed immediately,
current exchange rates are used. For future payments and disbursements, the exchange rate is fixed as described above, however, adjusted for forward
premiums or discounts.
Loans with 12 annual mortgage payments
A mortgage payment normally consists of interest, instalment and administration margin. During interest-only periods, mortgage payments consist of
interest and administration margin.
Interest payments for each individual payment date are fixed, and if you make principal repayments, we increase the monthly interest rate to ensure that
the monthly interest payment in kroner remains the same. Your payment letter states the interest rate applicable for each month.
Special rules apply to loans with extraordinary repayments because of the shorter loan term.
Guaranteed loans with a discount
A guaranteed loan with a discount is a normal nominal loan with four annual mortgage payments. A bank covered by the “Cooperation agreement on the
sale of mortgage loans with/without guarantee” (“Samarbejdsaftale om formidling af realkreditlån med/uden garanti”) guarantees the part of the loan
exceeding the maximum loan-to-value ratio. The discount is currently 10% of the margin.
Re-investment rate in connection with immediate repayment at par
If you repay your mortgage loan through immediate repayment at par, we will dispose of the repayment amount for a specific period, during which you
will receive a re-investment rate. For loans in Danish kroner, we calculate the interest rate as the Danish central bank’s rate of interest on certificates of
deposit (CD rate) less 0.50 of a percentage point. For loans in euro, we calculate the interest rate as the European Central Bank Deposit Facility less 0.50
of a percentage point. Example: If the CD rate is 1.00%, the re-investment rate will be 0.50%, and if the CD rate is -1.00%, the re-investment rate will be
-1.50%.
