CONCEPT MASTER PLAN
ASF Consortium Proposal for the Broadwater
Gold Coast, Queensland
ASF Consortium has developed a waterfront eco-park and
development master plan for the proposed Broadwater
Marine Project, located on The Spit and Wave Break Island in
the Broadwater, Gold Coast.
In addition to these benefits, the creation of a new EcoMarine Park will provide opportunities to enhance land and
marine ecosystems and generate awareness of the natural
habitat:
This proposal is the result of a joint initiative of the
Queensland Government and City of Gold Coast to seek
private sector investment to deliver a cruise ship terminal
and multi-billion dollar integrated tourism project. It
represents potentially the largest piece of integrated tourism
infrastructure in Queensland’s history.
•Re-vegetation and planting is proposed within this
designated park that aims to both conserve and enhance
one of the great assets of the Broadwater through
ecological restoration
PROJECT OVERVIEW
•An area between the current sand bars is also proposed as
an additional anchoring site for recreational boats.
ASF Consortium has enlisted a team of over 100 of the
world’s most experienced designers, planners, architects,
engineers and economists to contribute to the development
of a concept master plan. It includes:
•Design ideas include simple boardwalks, bird hides and
minimal structures to provide educational opportunities
• An international cruise ship terminal to be operational by
the 2018 Commonwealth Games
• An integrated tourism hub, including luxury hotels,
marinas, extensive waterfront parklands and world-class
retail, residential and entertainment experiences
• Central focus around the creation of a new island
community on Wave Break Island and consolidating the
role of Southport as the city’s CBD
• Extensive rejuvenation of The Spit, ensuring public
parklands, beaches and water activities are enhanced
for now and future generations, in the same way the
Southport-Broadwater Parklands have been redeveloped
over recent years
• Creation of a new Eco-Marine Park to generate new
awareness of the natural habitat and marine life.
COMMUNITY BENEFITS
Central to this master plan is the provision of community
benefits, including a significant increase in community green
space and publicly accessible waterfront, enhanced existing
open space, considerable new recreational activities, new
roads and infrastructure, hospitality schools and much more.
CRUISE SHIP TERMINAL LOCATION
ASF Consortium is exploring two options for the location
of the cruise ship terminal, as assessed by its team of Gold
Coast and international leaders in design and engineering.
These options consider City of Gold Coast feedback
around maintaining Doug Jennings Park, together with
environmental and dredging considerations and the ability to
deliver a cruise ship terminal by 2018.
