To provide a range of Handy person services for the scheme and residents. Job Purpose: To ensure a high standard of customer service MAIN TASKS & RESPONSIBILITIES Carry out minor repairs and maintenance of a DIY nature, of fixtures and fittings and a range of equipment, including but not exclusively in communal areas and gardens. To keep accurate and up to date records of jobs completed and personal time sheets. To acquire a thorough working knowledge of all plant, equipment and services within and around the building and carry out routine inspections, servicing and cleaning of such equipment. Maintain and monitor the maintenance and service requirements of any tools, ladders and equipment supplied either by Wulvern or a contractor and ensure records are updated. Undertake health and safety checks on tools and equipment including ladder checks. Responding to job requests raised by management staff and ensure these are completed in a timely and efficient manner. This includes removing bulk waste, safely removing hazardous waste (e.g. syringes), litter picking. Assistance as directed in moving furniture and bulk items. Assist in maintaining a high standard of cleanliness in both internal and external areas. Taking the lead and being responsive in situations like litter picking, graffiti etc.as and cleaning when appropriate, such as light shades, refuse stores, spillages, glass breakages etc. in communal areas. Wulvern Housing are an Industrial and Provident Society operating under charitable rules Page 1 of 3 Identify risk from hazardous materials and follow procedures for the safe disposal of fridges/freezers/hazardous waste to appropriate licensed site as instructed To assist in inspection of void properties and carry out minor tasks including clearance and cleaning as appropriate prior to re-letting. To provide assistance to residents when moving in and out as directed by on managers. Maintain an awareness of and assist in updating health and safety risk assessments for each task undertaken. Undertaking health and safety checks including lighting, trip hazards, fire alarms and general building maintenance. Checking on plant rooms and fixed items of equipment and reducing risk through regular inspections. Ensure adherence to fire safety and fire risk assessments. Undertake planned and responsive site inspections and undertake remedial work as required to reduce risks to customers. Keep COSHH records up to date. To keep a diary and log of regular contacts with contractors and services at schemes such as the Fire Service). Replacing light bulbs and fluorescent tubes as required in communal areas and on occasion in customers properties. Take responsibility for the refuse stores and the management of refuse and waste removal and any fly tipping on a regular basis. Ensure that the waste is managed in accordance with H&S guidance. To give assistance and advice to tenants where appropriate regarding the maintenance of equipment in the apartments. Assess contractors on site activity to ensure they are not creating security and or health and safety risks. During daytime hours to have an awareness of site and scheme security risks and deal with issues to help prevent, deter and enforce security issues. Undertake gardening activities to supplement the grounds maintenance contract which might include hedge cutting, pruning and weed spraying as directed. Provide support to enable the activities on site in relation to moving furniture and setting up equipment. Undertake mail deliveries between Pickmere and Wulvern office as directed. Miscellaneous duties will include calling emergency services and maintenance contractors as required. Provide support to the Supported Living service on fun days and activity days both in their sheltered and extra care properties. Assisting partner agencies such as Fire Service with activities and events at sites and schemes. Assist teams in the business by distributing information through leaflet drops, flyers and posters to support corporate objectives. Collecting equipment and transporting of corporate publicity materials from presentations, shows and marketing events. Dealing face to face with Wulvern tenants and members of the public. Be part of the Disaster Recovery Team and the Business Continuity Team. Page 2 of 3 Attend to emergency call outs as appropriate. This can include lift breakdowns, service failures, fire alarms and liaison with contractors. Assisting in emergency situations such as fires and floods to ensure appropriate customer service. To carry out other related duties commensurate with the type of role. PERSONAL REQUIREMENTS Good communication and people skills Generally fit and active. Well organised KNOWLEDGE, SKILLS & EXPERIENCE Basic numeracy and literacy skills Must possess a current driving licence. An aptitude for DIY, maintenance and repairs. Able to work unsupervised and have effective time management skills. Be able to plan and make decisions on work activity and resources required. Preferably have IT experience. Awareness and understanding of older and vulnerable residents. The ability to be sensitive to elderly and vulnerable customer’s needs. Experience of working as part of a team or on own. Ideally skilled in handling tools and equipment and trained on technical aspects of the role e.g weed spraying, graffiti removal. Skills and experience to undertake minor repairs and maintenance and good all round knowledge of DIY skills.
