Sold the complex to the First National Bank. I continued working for Jensen, Durfee and Associates, managing the property. This included the project management for the largest historic tax credit project in Minnesota. This was a total restoration of 80% occupied buildings, completed in 10 months and on budget of $10.5 million. Developed an Economic Reuse Analysis and Business and Marketing Plan for the development of Fort Snelling, consisting of 27 historic buildings on 141 acres. The Upper Bluff portion of a Military Fort, considered the most historic site in Minnesota, has never been part of another municipality. Saving the structures for reuse meant establishing a plan for utilities, police and fire protection and services common to other municipalities. This included the development of the infrastructure and municipal services necessary. 1993 to 2008. Created the original Saint Paul BOMA Market Report, 1995. Chaired the Market Report Committee until 2001. This organized all downtown commercial buildings into a quality class, accurately reporting rental rates, operating expenses and occupancy of all competitive office properties. It also reported on owner occupied properties as well as government buildings in the downtown market. Pioneered the Façade Easement Program with the Preservation Alliance of Minnesota. The Gilbert Building became one of the first buildings in the state to utilize the Internal Revenue Service tax incentive which encouraged the preservation of historic facades by allowing charitable contributions of privately owned properties. Coordinated the initial Saint Paul District Cooling marketing effort from 1993 to 1995. It was necessary to identify likely users along with the adequate cooling loads to justify the phased expansion of the system. The production facility was developed by a group of investors of which I was a principal from 1979 to 1981. The plant was renovated to produce a butter/margarine blend.
